This Dream Duplex Just Hit The Market

Get a load of this one!! It’s the completely updated, METICULOUS, dreamy duplex in Oak Cliff. For Sale. Yes, all of it is for sale. And these never, ever, EVER come on the market. They’re more elusive than …something that’s incredibly elusive. Mom doesn’t have time for analogies because this house is so great!!

It was redone by Joey Munoz and his brother and that alone is a wonderful story. Joey grew up in Oak Cliff and absolutely loves it. His parents’ first house was on Melba. He said walking down those streets reminds him of childhood and nothing but happiness. That’s why this duplex is so special to him. He wants to keep Oak Cliff, OAK CLIFF. He took that into consideration when he redid this double-duty cutie. It influenced his color palette, the interior choices, and even the decision to keep it a duplex and not transform it into a single-family home.

On that, he realized that once it became a single-family home, it couldn’t go back to being a duplex so he wanted to let the new owners make that call if they wanted to. But for him, it was a pure duplex.

Munoz was committed to keeping the charm but wanted to add modern elements like an open concept and even the tile choices. This house needed to look cool, but also look like it belonged in the neighborhood.

And cosmetics are just the beginning. Munoz and his brother have been tackling remodels for five years. They’ve worked for other builders and clients, but this is the first one they did on their own. They couldn’t be prouder and it’s very obvious why they feel that way. Sure, it’s gorgeous but they also took care of the technical stuff like energy efficiency by adding insulation and LED lights. Munoz said so many people churn out an inferior product and that’s not at all what he’s about. He said he wants an established reputation so that when people see his name on a home they know it’s a good one.

This one very much is. Dave Perry-Miller’s Emily Ruth Cannon said she has big dreams for a couple of best friends to buy this one and live next door to each other forever and ever. Here’s hoping those BFFs are you.

The cutest duplex cottage at 609 W. Page Ave., is listed at $433,000. For the investors, Cannon said she feels like each of these units could list for $1,600. Stop by the open house if you’re up for drools from 1 to 3 p.m. Sunday, Aug. 21.
