This Award-Winning Reconstructed Warehouse Is the Definition of Industrial Chic

If you’re a regular reader of CandysDirt.com, you have probably tuned into HGTV at some point and watched a show or two. Or three. Or five. Guilty as charged!

This warehouse-turned-home, located in Dallas’s Design District and listed by Henda Salmeron of Dave Perry-Miller Real Estate, isn’t just stunning — it’s prize-winning. The house won the Amazing Kitchens category in HGTV’s Ultimate House Hunt 2022, and it is not difficult to see why.

Metropolitan and Modern

Originally two separate warehouse buildings, the property was entirely rebuilt and converted into a luxury home that still retains the industrial feel of its origins.

“It’s a unique property for Dallas. You would expect these types of amenities in New York or San Francisco…or London or Paris,” says Henda.

The large windows, which offer scenic views of downtown Dallas and the Trinity River, and open floor plan allow for plenty of natural light. Not to mention, the open space is perfect for entertaining. And speaking of entertaining…

A Kitchen That Would Make Gordon Ramsay Jealous

In this home, a charcuterie board is a necessity. The kitchen, honored by HGTV, is what Henda calls “the heart of the house.”

“I love the bar. I’m from South Africa…and we all live and hang out and party around the kitchen bar sharing stories. That kitchen offers the perfect gallery while you entertain.”

Like the rest of the house, the kitchen mixes urban with upscale in the form of exposed ceilings, hand-carved walnut countertop, cement flooring, and top-of-the-line appliances.

Everything’s Bigger in Texas…Including the Views

When I asked Henda about this house’s stand-out feature, she was quick to reply, “first and foremost, that it’s on the Trinity River.”

This warehouse may be in the heart of the Design District, but its access to the outdoors couldn’t be more enviable. Standing on one of the most unique locations in the city, it features a rooftop deck that allows for gorgeous panoramic views of downtown Dallas and the Trinity.

It’s a deck, and a sunset, that’s meant to be enjoyed with a glass of wine in hand.

Henda Salmeron of Dave Perry-Miller Real Estate has listed 1517 E Levee St. for $4.5 million, which just went under contract.
