Life Doesn’t Get Any Simpler Than This Country Cottage

Raise your hand if you could not only use a little more room to roam but also some income potential.

(We see you, Dallas-Fort Worth.)

This little one-bedroom, one-bathroom, one-acre property is a little slice of what you’re looking for. It’s officially outside of city limits so that opens up the possibilities for commercial or residential.

As Monument Realty’s Coleen Donovan explained, commercial means you can create a tiny house or RV village because there are three outlets on the property. What? Like I said, income producing.

Donovan said the bus pictured belongs to a current tenant who pays a monthly rent. That tenant will move on down the road once the property is sold, but Donovan said she couldn’t help herself, that picture is just so charming.

Who is this land for? Donovan said it’s perfectly suited for someone with wanderlust. Someone who almost wants to live off the grid, but likes the convenience of a city nearby.

I think it could be great for a single person or small family, too. Someone that lives in town, but wants a really close weekend (or even weekday) escape. It’s the kind of place you go to clear your head, pick some fruit, wander around, tend to the garden, and maybe even stock the chicken coop that’s so new, it’s never been lived in … by a chicken or otherwise.

This property has some serious Austin vibes and I’m pretty pumped to see it all the way up here. It’s technically in McKinney, right off 380.

You could rent this one out to your friends and family or Airbnb the heck out of it.

It’s such a freaking charmer, you guys. I think the only thing it’s missing is a plunge pool – you know what I’m talking about. One of those big metal tub things that’s super shallow and yet somehow stays cool? UGH. They’re the best.

(Editor’s Note: They’re called stock tank pools, Nikki.)

Even though it’s a one-bedroom, you can tell they cleverly placed another bed in a nook for privacy. The living room is huge, and the kitchen is, too. I feel like if you’ve made it this far, you’re as enamored as I am so let’s go get that weekend escape.

Monument Realty’s Coleen Donovan has 2185 Stickhorse Lane listed for $375,000.
