Do you realize that Fort Worth is the nation’s 13th largest city?

I’m not talking about the Dallas-Fort Worth Metroplex. I’m talking little old Cowtown.

What other cities in the top 15 in population have 11-acre ranches within 20 minutes of their downtown areas? Philadelphia? Nope. Austin? Maybe. San Antonio? Possibly. Jacksonville … Ick! Who would want to live there?!

This ranch located only 20 minutes from downtown Fort Worth has a total of 11 acres surrounded by Benbrook Lake.

Thankfully, Fort Worth has plenty of land within 20 minutes of downtown. This brings us to Tarrant County Tuesday’s featured home in the gated neighborhood of Rocky Creek Ranch.

To find Rocky Creek Ranch, head South on the Chisolm Trail Parkway and turn onto Crowley Plover Road. The gated neighborhood contains myriad ranchettes ranging from from 10 to more than 50 acres. Within the community are nearly 140 acres of common area around Mustang Creek. The north section of Rocky Creek Ranch borders Benbrook Lake.

Large windows and a telescope to take in the views are benefits when living in Rocky Creek Ranch.

Rolling hills, patches of trees and prairie, and astounding views make up this scenic neighborhood. If you enjoy the night sounds of the country along with the sloshing of the lake water and stars for miles on a dark night, this is your ideal landing spot.

Backing to Benbrook Lake with views for miles and miles is 10401 West Rocky Creek Road, a two-story stone home of 4,056 square feet sitting nicely on 11 acres of agricultural exempt land.

What is an Agricultural Exemption?

Did you know that Texas has pretty high property taxes? Surprise surprise!

One way to reduce the taxes you pay on an annual basis on your property is to get an agricultural exemption. Now the Bow Tie Realtor isn’t an expert at this, but according to some research on the Internet, if you own more than 10 acres and use parts of the land for raising livestock or crops, you can get a verrrrrrry nice reduction on your taxes.

Put horses or ducks or chickens in the barn and take full advantage of ag exempt land

This property had unexempt taxes of around $15,000 in 2021. That’s an 11-acre ranch and a 4,000-square-foot custom home and we haven’t even discussed the horse barn and stalls on the property either … and the taxes were $15,000. Obviously you want to keep that ag exemption on this property for sure. Go and buy a cow and goat and chickens and save that money.

The stone-clad home at 10401 West Rocky Creek Road has three bedrooms, three bathrooms, and three living areas. The focus of the home is to the spectacular view of the surrounding countryside and wildlife.

Inside, the home is finished with a modern-rustic look. Clean white walls make the dark wood trim, floors, cabinets, beams, and doors pop. The floor plan is open but defined, with plenty of space for furniture and living.

Cowtown meets classy in this abode.
