New Community to Bring 900 Homes to Alliance Airport Area

From a Google Maps view, the landscape around Haslet looks like a printed circuit board, just waiting for microchips to fill in the blank spots.

Tri Pointe Homes and M/I Homes will soon add a major chip to that circuit board. The two builders announced a joint venture that will plug in 900 new homes near Haslet.

Called LaPrelle, the planned community will be built on 372 acres west of Haslet. The space is there.

This is significant given the growth and development of communities north and northwest of Fort Worth. LaPrelle will be near Alliance Airport, BNSF Railway Co., an Amazon Fulfillment Center, and several distribution warehouses.

Sean Ricks, division president of Tri Pointe Homes Dallas Fort-Worth, said in a statement that the builder is dedicating a 10.5-acre city park and an additional 27 acres of interconnected open space adjacent to the park.

Ricks said Tri Point is committed to amenities, including pools, community gathering spaces, trails, and parks. The anticipated open-for-sale date will be the third or fourth quarters of 2023.

Tri Point, which has corporate offices in Irvine, Calif., and Incline Village, Nev., is familiar with the area. It has two communities in Fort Worth, another in Denton, and one on the way in Argyle. M/I Homes, based in Columbus, Ohio, has 18 communities in North Texas, including two south of Haslet (Cooper Creek and Berkshire), south of U.S. 287 off Blue Mound Road.

The additional housing inventory should come in handy. Haslet’s city limits occupy two counties — Tarrant and Denton. According to the MetroTex Association of Realtors, Tarrant had only 0.6 months of inventory and had 0.5. The city has a definitive strategic plan for growth.

Despite its population (Census estimate in 2019 was 1,923), Haslet has a healthy home value index. According to Zillow, the typical value of homes in Haslet is $567,296. Home values have gone up 25.2 percent in the past year. The average home value in Denton County is $440,350 and Tarrant County $345,000.
