This Austin Stone Cottage Is Stone Cold Cute

This adorable Austin Stone Cottage is located in the Dells District of Oak Cliff. If you’re not familiar with the Dells District, don’t worry Heritage Oak Cliff is. They can tell you all about it or in the spirit of summation, I’ll do it here.

Developed in the late 1920s by Mr. Irwin, the Irwindell (GET IT?) Addition was a series of Tudor cottages. It wasn’t until after World War II that they remaining lots were filled in with small, ranch-style houses. They used a pale brick or limestone on the exterior to blend in with the original Tudors.

This is one of those homes.

The Dells District is also filled with mature trees and backs to Coombs Creek. It’s a sweet little cove of houses that remains moderately affordable. One of the sweetest among the sweet is this one. It’s pint-sized perfection with the greenest grass in the front and the most incredibly modern graveled backyard. (That also has a nice chunk of grass.)

Hello. That yard. There’s a horizontal fence that runs along the lot and then in the middle of the gorgeous gravel pit there’s an in-ground firepit and a dining area that’s surrounded by a vertical two-fourths fence slash windbreaker. A few cacti, succulents and agave round out the MOST picture-perfect look.

Inside, the space is efficient and it’s pretty much a love affair from here. Love the mosaic tile floor in the kitchen and original hardwoods. The kitchen is cozy and that dang standalone range is tough, but the cuteness of the tiled countertops and hanging cabinet in the breakfast area help get us over the hurdle.

The dining room has a killer light fixture and built-ins. Love the stack of magazines that serve as a sculpture and you know what else is clever? That seemingly solo rug is actually two of the same rugs staggered on top of each other.

In the living room, love the low blue flower plant stand AND local OC artist Lilco Studio on display. Those are her “Tex Mex” and “Prickly Pear” on the wall.

Compass’ Crystal Gonzalez has 2618 Burlington Boulevard listed for $329,000.
