Catch Treehouse Vibes With This Perch in Cedar Hill

Share News:

The day is coming when Cedar Hill will no longer be the more affordable Dallas suburb — and soon. You see, this whole area just southwest of Dallas right next to Joe Pool Lake is poised to truly blow up and this incredible treehouse in Cedar Hill will prove my point.

Cedar Hill is located inside Dallas and Ellis Counties and is absolutely lousy with parks and open space. The city, which hugs Highway 67 between Highway 360 on the west and Interstate 35E on the east. As we’ve already mentioned, the City of Cedar Hill hugs the southeast boundary of Joe Pool Lake. Not only that, but this little suburb has both Cedar Hill State Park and the Cedar Ridge Preserve. With all of this open space, the hilly topography, and the laid-back vibe, you can see why this area is often said to have a “Hill Country feel.”

It’s no wonder that this suburb has become even more popular. It has all of the things we mentioned above and it’s like a half-hour from Dallas.

Spanish Influences

Fans of Joe Pool Lake and Cedar Hill will also likely adore this split level on a hilltop overlooking the lake. The treehouse feel is accented by the two balconies and copious windows. It’s a property that’s just brimming with potential.

Like most 1970s Spanish-styled homes, 816 Shadyridge Drive has a dramatic archway right off the bat. Make your way through to the great room, which has room for all your oversized furniture. Tickle the ivories? Good thing the grand piano conveys with the sale.

Truly Grand Living

Right away you notice just how well-lit this living room is just by the sliding glass doors and the floor-to-ceiling windows that give you a great view from your hilltop perch. Just on the other side of the fireplace is a lovely balcony that is perfect for watching the birds or catching sunsets over Joe Pool Lake.

Though it was built in 1976, this Spanish-style split-level has a more contemporary feel inside, which is reflected in the modern-looking fireplace and hardwood floors.

On the other side of the foyer from the living room is the kitchen and dining room. The kitchen, which is very well equipped with stainless steel appliances, features an eat-in bar and tons of countertop space. Diffuse light from the glass blocks is perfect for selfies so you’ll get all of the light and lose no privacy.

But what I love most about this property is that the owner’s suite has a balcony with beautiful views of the treetops — the most serene spot to wind down. The bedroom is huge, though, and the closet and en-suite bath are both immense.

The tile work in the primary bath looks like it’s in good shape, and the jetted tub is a huge selling point.

A Land of Opportunity

The secret about 816 Shadyridge is that there are more like it out in Cedar Hill. Well, not exactly like it, but there are tons of homes on beautiful lots with great bones that only need a few updates or upgrades. But like most areas in our hot Dallas-Fort Worth real estate market, once the cat’s out of the bag, there’s no getting it back in.

Truly, though, with 2,707 square feet, three generously sized bedrooms, and two full and one-half baths, this home is perfect to nest in, no matter what your flock looks like. Have a few chicks still in the roost? You’re in luck — Cedar Hill has some nationally recognized schools. Empty nest? There’s so much storage for your toys (two-car garage and a porte cochere) that you’ll always have what you need for the next adventure.

Sheri Carcano with Coldwell Banker Apex Realtors has listed 816 Shadyridge Dr. in Cedar Hill for $440,000.

Only part of Cedar Hill is in Ellis County. The majority of the city is in Dallas county, I believe.

You’re correct! This house is in the Ellis County portion of the city.
