Six of the Nation’s Hottest Master-Planned Communities Are Right Here in Dallas/Fort Worth

Woodcreek Fate is 30th in RCLCO Real Estate Advisors’ list of top-50 master-planned communities.

The east side of the Dallas/Fort Worth metro area has been experiencing booming growth in the past year, and that’s reflected in RCLCO Real Estate Advisors’ semiannual list of the top-50 master-planned communities.

The Maryland-based real-estate consultant firm has been ranking master-planned community sales since 1994. Master-planned communities are much larger than normal housing subdivisions and can feature some of the most coveted amenities, including Crystal Lagoons, coffee shops, elaborate community gardens, and as close as you’ll get to a 24-hour concierge outside a high-rise condo tower.

Among the Dallas-area communities, Woodcreek Fate near Rockwall ranks 30th, Magnolia Point in Josephine 34th, and Wildcat Ranch in Crandall 39th in RCLCO’s ranking.

Other North Texas communities on the list are Harvest in Argyle (41st), Union Park in Little Elm (43rd), and Viridian in Arlington (48th). In January, Woodcreek Fate and Union Park were tied for 24th.

Eighteen Texas communities landed on the list and ranked second in the number of homes sold in master-planned communities, behind only Florida.

The Houston-The Woodlands-Sugar Land area placed 10 communities on the list. Austin-Round Rock and El Paso placed one each.

Woodcreek, which is near Lake Ray Hubbard and The Harbor in Rockwall, registered 322 sales. Woodcreek, which was 32nd in the 2020 mid-year rankings, was developed by Dallas-based PMB Capital Investments and Southstar Development.

Magnolia Point, north of Royse City, with 301 sales is a project by Arlington-based D.R. Horton. Wildcat Range with 285 sales is also developed by PMB Capital. Dallas-based Hillwood Communities developed Harvest (279) and Johnson Development Corp developed Viridian (266), which was 41st in the 2020 mid-year list.

Lakewood Ranch, developed by Schroeder-Manatee Ranch Inc. in Sarasota, Fla., is the best-selling master-planned community in 2021 with 1,535 sales, 83 percent ahead of last year’s pace. Mission Ridge in El Paso sold 466 homes, ranking first in Texas and ninth overall.

D.R. Horton is the developer for sixth-ranked Valley Vista in North Las Vegas. D.R. Horton also develops Tamarron in Katy, Breckenridge Forest in Spring, and Lakeshore Villages in Slidell, La.

Home sales in the list exceeded expectations in the first half of 2021, with a pace that indicates the potential for a 12 percent increase at year’s end compared with 2020.

“This year has thus far been emblematic of widespread (master-planned community) success and surging new home demand,” the report says.
