Midlothian, Waxahachie to Gain More Residents for Backyard Rivalry

They’re big rivals in high school sports. Now, they could have more residents to fuel the rivalry.

Developers announced plans this week for subdivisions in Midlothian and Waxahachie, two cities about 30 miles directly south of Dallas along U.S. 287.

Lately, developers have been outlining developments north and east through Collin County. Now, this exurban residential development shifts the focus to Ellis County.

BridgeWater in Midlothian

Midlothian is the site for BridgeWater, a $950 million master-planned community that will include 2,000 single-family homes, 160 townhomes, 260 acres of commercial, and 42 acres of industrial development.

Dallas-based Hanover Property Co. announced the lineup of builders. The first phase will include 470 lots with home prices from the $300,000s by builders John Houston Custom Homes, Perry Homes, Highland Homes, American Legend Homes, and TriPointe Homes.

“We’re releasing more lots in this first phase than we originally anticipated based on the high market demand,” Ben Luedtke, Hanover Property Co. executive vice president said in a statement.

“As the first true master-planned community of this size in Midlothian, the interest has been phenomenal. We have secured a group of high-quality builders that will offer architecturally appealing homes on a variety of lot sizes.”

BridgeWater will be at the northeast corner of U.S. 287 and South Walnut Grove Road east of town toward Waxahachie.

BridgeWater amenities include a park within a promenade and a secondary pocket park with a trail/sidewalk system that runs through the neighborhood and connect both parks.

Students in BridgeWater will attend schools in Midlothian ISD and Waxahachie ISD. Now, that’s going to spice up the Backyard Rivalry.

The Oaks at North Grove

Dallas-based First Texas Homes and Irvine, Calif.-based TriPoint Homes plan to build 185 single-family homes in The Oaks of North Grove subdivision at North Grove Boulevard and FM813m northeast of Waxahachie.

Homes will be priced from $300,000 to $400,000. The 70-acre subdivision is part of the North Grove master-planned community. Model homes will open in the fall with the first home expected to be completed by the first quarter of 222, Clayton Snodgrass, founder of Bluebonnet Capital Partners, said in a statement.

North Grove will have about 2,200 home lots at total buildout. The neighborhood will have two playground areas, a seven-acre park, and a trail system.

“Waxahachie is experiencing a healthy rate of growth,” Hinson said in a statement. “Waxahachie is a community that embraces growth while treasuring its history. Award-winning schools play another large role in the community’s appeal.”

Other homebuilders in North Grove are Southlake-based Bloomfield Homes, Dallas-based Highland Homes, Red Oak-based John Houston Custom Homes, and Arlington-based Antares Homes.

“A lot of people are commuting north from Waxahachie to Dallas, and this community has a strong employment base already,” Hinson said.
