If you are familiar with Lake Highlands, then you know it’s one of Dallas’ best-kept secrets. Proximity to the lake and downtown, 4- and 5-star rated Richardson ISD schools, the perfect mix of locally owned and popular chain restaurants and shopping, and overall affordability through a range of housing price points, help to draw all kinds of people to its neighborhoods. According to real-time data from MLS, there are currently 110 homes and 44 condos for sale in Lake Highlands today, ranging from $52,500 to $1,350,000.

Which makes one recent sale especially exciting for the area, if not a harbinger of good property value news for all who live there. Jason Bates with Dave Perry-Miller Real Estate just closed on 60 Vanguard Way, list price $1,679,000. The striking 2016 modernist home, designed by Marek Architecture, is set in Urban Reserve, Diane Cheatham’s visionary enclave along the White Rock Creek-Lake Trail.

It is the highest residential property sale in Lake Highlands history.

Ebby Halliday Companies CEO Chris Kelly was quick to congratulate Bates in a video call, acknowledging the significant milestone even before closing took place.

“What an exceptional property,” Kelly said, “and I’m excited Jason is the one to achieve this Lake Highlands milestone. He resides in the area and is an excellent spokesperson for its many charms.”

Bates, for his part, was more low-key about the accomplishment.

“I am thrilled to do this on my client’s behalf,” he said. “Lake Highlands is home to me so wanting to help others find their place here comes naturally. I think it’s a sign of rising values for my neighbors as more and more people discover what we already know.”

Bates is part of the Perry-Miller Streiff Group, an elite 9-member team that was recently ranked in the Top 50 groups nationwide (medium-sized teams) by Real Trends, finishing at No. 49 with sales totaling nearly $169,500,000. They also finished as the No. 1 team in Dallas and North Texas.
