Share News:

This week’s Splurge vs. Steal takes us to Walnut Hills in Northwest Dallas where a difficult decision awaits you: a darling updated farmhouse splurge with a rare 5 bedrooms or an original midcentury modern that could benefit from some light, bright photos and staging. Which do you prefer? Tell us in the comments.

The Splurge

3161 Catamore Lane

Listing agent Richelle Tilghman of Dave Perry-Miller InTown just put this adorable 1957 farmhouse back on the market after a potential buyer got cold feet, but we’ll tell you — lighting won’t strike twice. It’s a “splurge” that’s not even a splurge, really. This is a rare 5-bedroom in Walnut Hills with 2,377 square feet on more than a quarter-acre lot. From the listing: “Stunning hardwood floors throughout. Large living dining area has a floor-to-ceiling picture window. The den has charming built-ins and brick fireplace. Large backyard & attached deck are perfect for entertaining. Farmhouse kitchen has plenty of storage and opens to the den and breakfast nook. Pantry, mudroom, and a sunny laundry room are just off the kitchen. Private guest or mother-in-law suite has built-ins and is separate from the other four bedrooms, which include another en suite.”

Richelle Tilghman of Dave Perry-Miller InTown has listed 3161 Catamore Lane for $410,000.

The Steal

Just down the street from our Splurge, our Steal has so much potential you can taste it. Look past the dark, low-res photos and you’ll see what listing agent Victor Tsai of Raymond Leon, LLC sees: “Great potential and opportunity for the area.” From the listing: “This midcentury modern home flows from entry into a spacious living room, breakfast area and around into the galley kitchen. Formal dining flanks the large windows at front elevation. Kitchen updated with granite tops, cabinets and ss appliances; hardwood floors throughout. Large windows open to a well-spaced treed lot and open patio deck. Large fenced backyard with rolling gate to extend privacy and space for long driveway.”

Victor Tsai of Raymond Leon & Associates LLC has listed 3118 Flowerdale Lane for $349,500.

Imagine the difference in the listing photos of the MCM IF THE BLINDS WERE OPEN……If that was my house I’d insist on a re-shoot of the listing pictures. I love the MCM!
