U.S. Existing-Home Prices Hit Record High in May” so trumpets a scary Wall Street Journal headline from Tuesday’s edition. And it is kinda scary out there. This week I looked at a cottage in Berkley Place, unrenovated, north of 700K and what was essentially a double-wide near Eagle Mountain Lake for $399,000.00 among many pricey prospects. So I thought I would hunt for value-not an easy proposition in this extremely low inventory market.

I landed at 2220 Goldenrod Avenue, in Oakhurst, a neighborhood I have touted for some time and is still, inexplicably, in my opinion, undervalued. Mere minutes from downtown and soon to overlook the Trinity Vision Project and dragging residential and commercial development dollars in its wake, it appears to be a savvy investor no brainer.

And this cute cottage couldn’t be more endearing. There is even a passing reference to classical architecture- if you’re on the lookout. The clapboard siding breaks forward to form a pair of piers at center, supporting a broken pediment, which houses the arch capped front door.

This house has all of the essentials. A separate dining room (for me an essential) an eat-in kitchen, and even a laundry room. The oak floors are in exceptionally good nick.

Some might want an update on the kitchen cabinets but the Saltillo tile floors are a winner and the appliances have been upgraded. The cooking surface of the range is halogen but I’m fairly certain that gas hook-ups are standard equipment in Oakhurst.

So what’s not to like? The 1400 square foot, two bedroom residence, built in 1941, has only one, beautifully updated bath which I would love to show you but the photography is, unfortunately formatted-please see listing.

And what’s to love? How about this perfectly verdant and romantic back garden overlooked by a new deck. If there is a consistent thread in my posts, it’s that you will never find a house with a garage taking the lion’s share of the façade. Attached garages were originally sold as a convenience-like TV dinners. Our Goldenrod cutie has a civilized two car garage, discreetly tucked in the back.
