Two Developers Doing Their Part to Boost Kaufman County Communities

It’s too bad that thousands of residential homes on two major land purchases in Kaufman County can’t be magically built overnight.

In May, Kaufman County reported 1.1 months of housing inventory with 334 active listings, according to MetroTex Association of Realtors data.

Just think what an infusion of thousands of new homes will do to that statistic. Two developers will be doing their part soon.

  • This month, Farmers Branch-based Centurion American Development Group purchased more than 1,100 acres for the Twin Lakes residential project south of Interstate 20 and south of Terrell.
  • Earlier this month, Houston-based developer Hines bought the 600-acre-plus High Point Ranch property on U.S. 80 between Terrell and Forney.
  • In December, Centurion American acquired the 1,350-acre Cartwright Ranch along U.S. 175 in Crandall.

Centurion American, led by CEO and president Mehrdad Moayedi, has blanketed Dallas/Fort Worth with more than 100 master-planned communities.

Centurion American’s plans for the number of homes to be developed at Twin Lakes haven’t been disclosed. At the Cartwright Ranch, the plans call for approximately 4,000 homes.

Hines’ development, which will be built in nine phases starting later this year, is expected to bring in 2,000 homes.

What’s the attraction to Kaufman County, besides prime development areas?

According to Niche.com, Kaufman is ranked as the 27th-best Texas county for outdoor activities, the 36th-best Texas county for young professionals, and the 39th-best Texas county for families.

    Not finding the influx of people a positive. I live the country and these people are turning this area into another Dallas. Sad that our fields and pastures will be more houses and streets and cars. I’m disappointed

      I completely agree with you!! Forney used to be a nice place to live, now thanks to all the new homes being and the influx of people traffic is and absolute nightmare and crime has gone way up!

    Sadly there goes the country town of Crandall. Crime and theft about to jump in these parts. Oh by the way is Centurion American going to pay for the widening of Hwy 175 bringing in 4,000 homes.

    Kaufman county does not have the infrastructure to support this many people. Forney needs roads, jobs and shopping centers. Heartland needs utilities instead of being stuck in a MUD and forced to pay an extra .75% in property taxes (MUDs aren’t meant to last this long). Terrell is nice, but it also suffers from a lack of roads. We would be better off if all of the county and city councilmen/women in Kaufman county were replaced with people who actually understood how expansion and city planning should work.

    Crime has gone up crazy since we moved to Heartland in 2012. Two more years we retire and moving away from all the shootings and constant sirens. Retirement community next.
