And that is exactly what they did for a build-to-suit project overlooking the water in the beautiful, gated enclave of Kings Lake in McKinney.

“We are working with an incredible couple that wanted to custom design a home and property that was perfect for entertaining their large family, as well as groups of friends,” reveals Vice President & Lead Interior Designer, Stacy Brotemarkle. “This almost 2.5-acre lot has a 30-foot slope from the curb to the water’s edge. This gave us the incredible opportunity to create destinations and different levels in their backyard.”

A Variety Of Entertainment Zones or “Destinations” Enhance The Way The Property Lives

The upper level of the house will have a breathtaking formal Italian garden with a reflecting pond, gorgeous landscaping, and walking paths. There are even plans for a greenhouse! 

The secondary level is for the cabana and sparkling swimming pool, complete with a putting and chipping green that is a haven for golfers.

Next, you pass a firepit on the stair landing that goes down to the lowest level. Here you’ll find manicured green space, more golfing, and an arbor to store the family paddle boat. 

“Each destination gives you an opportunity for a different experience,” says Brotemarkle. “And from the balcony on the home’s second floor, you have a birds eye view of all of it.”

Every Aspect Of This Build-To-Suit Project Represents The Client’s Wants And Wishes

Of course, the tiered outdoor spaces are only the beginning. We are smitten with the rendering of the home’s kitchen and bar.

Brotemarkle tells us that the client wanted large open areas for group gatherings, along with incredible landscaping, and destinations for outdoor entertaining. The home will also feature smart home technology, specialty lighting, and custom touches that represent the client’s personal tastes, including a spectacular entry dome, which is in itself, a work of art.

“We worked very closely with our architect, Lloyd Lumpkins, to custom design an estate that fit all of their wants, wishes, and needs,” she says. “They wanted this home to have unique features like a 50’s diner-themed game room with booths and a soda fountain for the grandkids. The game room also has two bowling lanes, arcade games, and an adjoining theatre.”

But what about the adults? That is where the project really takes off.

“The adults get to have fun in the cabana where the golf simulator and pool table will be,” Brotemarkle explains. “There are also breathtaking water views from the upper balconies of the cabana. And there is even a private spa, boasting mani/pedi chairs, a massage room, and a sauna for relaxation. The exercise room has spectacular water views too. Plus, the foundation is cantilevered over the retaining wall, creating an incredible panoramic water view.”

Building On A Topography Lot Takes A Certain Brand Of Expertise

Most importantly, Bella Custom Homes understands the very specific building techniques required for topography lots.

“We have experience building on topography lots. Everything is engineered and inspected,” adds Visconti. “Also, everything about this job was very detailed and precision was of the utmost importance. It started with the lot improvement and retaining wall work, and carried through to the foundation stage. There are varying axes in the rear and everything had to line up precisely. There was no room for error.”
