The front yard is fenced and maintained by the HOA.

My introduction to the Cedars District was in the 1980s. As a photo stylist, I was always in parts of town most people had no idea existed, scouting for unusual locations for shoots or headed to resources that needed large warehouse spaces to build our crazy props for Neiman Marcus Christmas catalogs.

All I could think of was why no one had realized the value of this area yet? I still cannot believe it took a few decades. If I’d had money, I would not have hesitated to invest and just wait it out because now the Cedars is one of Dallas’s hottest areas.

I’m amazed every time I drive down Lamar to Opening Bell for some music, Full City Rooster for a cappuccino, or Lee Harveys for a night out. I pinch myself to see this part of town blossoming into all I knew it could be and more.

While I realized older buildings would be converted to residential lofts as they have been in Deep Ellum and the Dallas Design District, I did not anticipate the new construction. This Cedars District townhome is an example of what’s been happening and continues to happen in this neighborhood. Of course, in retrospect, townhomes are an obvious addition to the residential scene.

Contemporary styling, gorgeous upgrades and an urban lifestyle with quick access to downtown!

With over 2,600 square feet and a beautiful open floor plan, this four-level Cedars District townhome was built for entertaining. It has three large ensuite bedrooms with a powder bath on both the main and fourth levels. That fourth level can serve as a large game room or another bedroom. It has walkout access to the rooftop terrace.

“It’s beautiful up there at night,” Paragon listing agent Tony Nuncio said. “This is such a great area, and there is a very eclectic community here. The cool thing is you have easy access to some wonderful locally-owned restaurants and Internet cafes, art galleries, boutiques, and of course, Southside on Lamar.”

The stylish kitchen features a large island, gas cooktop, granite counters, an abundance of cabinets and plenty of natural light.

The Dallas Police Department headquarters and the Dart Rail station are a block away, and you can walk to downtown Dallas. If you have furry friends, they will love the Southside Bark Park. I think you are beginning to get the picture that the Cedars District is a neighborhood that has it all, and then some.

What newcomers may not know is why this Cedars District townhouse is such an excellent investment.

“Two things are going on that will increase value in the next few years,” Nuncio said. “The high-speed rail will be a mile south of where this home is located, once the eminent domain is resolved. In addition to that, the first 40-story building south of City Hall, New Park One, is going up.  That will change the landscape and create more growth opportunities. It will be a game-changer for that sector of downtown, and the spillover into the Cedars will create a great deal of value for homeowners.”

I always knew this would be a terrific area, and I’m so glad to see this phenomenal growth of a unique and eclectic neighborhood.

If you feel the same, give Nuncio a call and tour 1379 Arch Place today. At only $449,900, it’s an investment that’s going to pay off beautifully if you can ever bear to sell in a few years!
