Bluffview Contemporary Beauty for Lease!

If the thought of a Bluffview contemporary luxury lease seems unusual, that’s because it is. I cannot remember seeing a home for lease in Bluffview in years, maybe decades! But, this is a rare find for several other reasons.

Constructed by Prospect Custom Homes in 2015, the design of this Bluffview contemporary was innovative by anyone’s standards. I mean, who knew we’d all be living in an alternate universe where college kids were home working online, or our parents were moving in with us? But Brian Manes is a forward thinker.

Manes is the award-winning principal of Prospect Custom Homes. He’s created a beautiful house with just about the best guest quarters I’ve ever seen. Completely attached to the house but separated by a breezeway, it’s totally private and absolutely perfect for those returning relatives. If you’re looking at the facade, the gate to the breezeway is just to the left.

“The architectural style is called a dogtrot,” Manes said. “It’s a fantastic guest space or an ideal home office.”

Manes had a less than stellar experience with remodeling his own home years ago and thought if anyone was going to spend this kind of money, they should get a better product, a better process, and a better delivery. He started out remodeling and transitioned to new construction in 2013. Innovation and problem solving are second-nature to him now. The idea of building exclusively for lease is a new concept he’s trying out.

“This home had a tenant for a year, and we thought about selling when the lease was up,” Manes said. “But with it being such a well-built, new home, there is not a lot of maintenance. We don’t have traditional landlord issues. So, we thought, let’s keep it as a rental property and be flexible with the lease terms.”

But of course, you know Manes went a step further. He completely furnished this Bluffview contemporary, including televisions and a washer and dryer! Pool and yard maintenance, as well as internet service, are all included.

“Initially, I did not know how it would shake out, “Manes said. “I purchased all the furnishings and brought in original artwork. The response we got was so positive. There were multiple offers to lease it immediately.”

The pool was added just before the first tenant moved in and proved to be a deal-sealer. The site is an inverse triangle, and Manes came up with a clever design that integrates seamlessly with this Bluffview contemporary home.

There are 4,300-square-feet, five bedrooms, (or four bedrooms plus the detached office), four bathrooms, and a powder bath.

Manes is also a Realtor with Dave Perry-Miller, so he’s the listing agent as well. Talk about one-stop-shopping, once your lease ends, he can find you a home to purchase! You can lease this rare Bluffview contemporary, at 8401 Linwood Avenue, for $18,000 per month. Talk about move-in ready!
