Brunch on Brunch on Brunch in This Oak Cliff Craftsman

This week’s High Caliber Home of the Week, sponsored by Lisa Peters, has brunch on point. Literally steps away from this Craftsman-style home at 1132 Ballard Avenue are quite possibly the best local dining choices we’ve ever seen.

Jonathon’s Oak Cliff, Kessler Baking Studio, Victor Hugo’s, and Spiral Diner & Bakery are local and loved by patrons throughout Oak Cliff and beyond, and they’re just a block behind this two-story townhome listed by Rob Elmore of Dave Perry-Miller InTown.

This 2016-built home is a single family attached home, though you’ll commonly hear them referred to as a duplex. But unlike most duplexes, the builder of this townhome paid thoughtful attention to what walls are shared. Only the garage wall downstairs and the master closet wall upstairs are shared with the neighbor, which makes for a very private and quiet home, Elmore tells us.

The home has four bedrooms, three baths, and 2,160 square feet with plenty of flexibility in the floorplan. For example, a downstairs bedroom could be a great home office with its own separate entrance. A large bedroom upstairs could become a second living area complete with a bathroom and storage closet.

The exterior Craftsman style is a nod to other homes of the time period in this Miller and Stemmons neighborhood, but the interior is transitional and contemporary with 10-foot ceilings and really great-looking engineered wood floors.

The floorplan features an open living, dining, and kitchen area with beautiful natural light. The kitchen features white cabinets, a breakfast bar, and granite countertops with matching granite backsplash. It comes with stainless steel appliances including oven, dishwasher, and refrigerator/freezer.

Upstairs, the master suite has a balcony, large walk-in closet, dual sinks, and shower. From that balcony and bedroom window, you’ll have a straight-shot view of downtown Dallas.

It’s just a half-block walk to the Dart Trolley line to Downtown Dallas and close to Bishop Arts and Trinity Grove entertainment districts. Methodist Hospital is only two blocks away.

Rob Elmore of Dave Perry-Miller InTown has listed 1132 Ballard Avenue for $435,000.
