This Platinum Series Homes Stunner Makes An Impressive First Impression

There’s no underestimating the impact of great drive-up appeal. And when it comes to eliciting the “Wow!” Mark Molthan’s striking Park Cities new construction located at 3704 Centenary Avenue does it in spades. For starters, there’s the dramatic double-paned front windows and mixed slate/standing-seam roof. According to listing agent Katie Schortman, this 5,940-square-foot Platinum Series home sets the bar high.

“We’ve gotten incredible feedback,” she said. “There’s nothing else like it the neighborhood.”

Just inside the over-sized glass doorway, an expansive foyer separates the living and dining areas. White oak flooring throughout is stained dark ebony, and floor-to-ceiling windows provide an abundance of natural light.  To the left, the living room’s built-in blue bookshelves (painted Sherwin Williams Denim) add a playful pop of color.

“The space is really open to interpretation,” says Schortman. One option: a fun spot for cocktails with a great view of the Grand Landscape-designed front yard.

Directly across the foyer, the formal dining area sports a modern vibe, thanks to an Avenue Lighting Sputnik chandelier.  An adjacent separate bar area, complete with SubZero 24-inch wine column, connects it to the expansive gourmet kitchen. Both feature custom-paneled, European-style, burl-and-oak wood drawers and storage (the grey-blue color, a dramatic contrast to the kitchen’s stark white cabinets and tiled backsplash).

Other cook-friendly attributes run the gamut, from a huge island to top-of-the-line appliances (think 48-inch Wolf double range and sleek, double-door Sub Zero refrigerator).

Twelve-foot ceilings with custom box beams give both the kitchen and large adjoining family room an open, airy feel. A fireplace and circular lighting fixture add to the allure. Another focal point: a five-foot-wide, open-tread staircase with wood, brass, and glass railing.

“The extra width makes it feel grand,” says Schortman. Glass doors open up to a covered outdoor patio with porcelain-tiled floor, stained oak-paneled ceiling, second fireplace, and hooded grill.

Upstairs is home to a lavish master suite, four secondary bedrooms with en suite baths, and a game/media room.

Highlights of the master bedroom include a vaulted ceiling; tone-on-tone textured tile wall with enclosed, linear modern fireplace; and an adjacent 319-square-foot closet. Among the master bath features: white Triton dolomite tile; barreled ceiling with recessed lighting; Victoria + Albert tub; massive, spa-like shower; and the pièce de résistance, a Lutron shade, which drops down to provide complete privacy.

“It’s the perfect home for buyers wanting a modern, transitional vibe,” says Schortman. “Mark Molthan always builds a great product. He’s knocked it out of the park with this house.”

Listing price for 3704 Centenary Avenue is $3.19 million.
