The Residences at the Stoneleigh offers some of the most luxurious condominium homes in Dallas, giving owners a unique opportunity to build a custom home in the sky. And that appears to be a big selling point as the building is now more than 85 percent sold.

Walking into the lobby of this fabulous residential building is reminiscent of entering a five-star hotel. The design and architectural features are unparalleled and the service immediately makes residents feel they “have arrived.” Attentive valets and concierges greet guests and make them feel like the most important people in Dallas.

The lobby boasts a jaw-dropping, custom-made crystal chandelier imported from Italy, and the flower arrangements are warm and engaging.

“There will probably never be another building like this in Dallas,” said Residences at the Stoneleigh developer Mehrdad Moayedi. “The amenities, location, and opportunity to build your own custom home in the sky will likely never be duplicated. We are very proud of this building.”

Luxury High-Rise That Sells

The 22-story luxury high-rise with fewer than 65 units is almost sold out. There are two to four units on each floor, and each home has a private, direct-access elevator. The developer has built out a handful of units for buyers wanting a turn-key experience vs. waiting to custom build shell space. Those designer-finished homes are move-in ready.

“No two units are alike,” said Donna Smith, sales and marketing manager for The Residences at Stoneleigh. “Each owner selected their own architect to design a custom floor plan and custom finishes. Many of the homeowners spent upwards of $1,000 a square foot, making this building home to some of the most expensive high rise condos in Dallas.”

Homes range from approximately 2,000 square feet to 8,000 square feet of interior space. In just two years as sales and marketing manager for the development, Smith has sold more than half the homes; bringing the development to 85 percent sold.

Aside from getting to custom design their home, residents at Stoneleigh have access to conference rooms, a theater, owners’ lounge, fitness room with dry and wet saunas, banquet room, and outside space complete with a heated pool, grills, and fireplaces. An expansive, private dog park with real lush grass is on the third floor, so residents never have to leave the secure building for late-night dog walks.

Prices start at $760,000 for shell space. New owners can spend upwards of $3 million for an 18th-floor spec home with three bedrooms, three and one-half baths, four balconies, four parking spaces, and two storage units.

A Revamped Marketing Plan Pays Off

“Our residents are our biggest testimonials,” Smith said. “We have five owners that bought a shell, finished it out, moved in and decided they loved the building and the experience of designing their own home so much, they bought additional units. Some either wanted a larger home or a smaller home and they started the journey all over again.”

Stoneleigh’s marketing experts joined forces with MDVC Creative – which designed their website, ads, and collateral – and the team made great strides in the high rate of sale, Smith said.

“The developer’s goal was to sell out, and Urban Team Dallas was hired to assist me in doing just that,” she added.

LDWW Group was hired to produce a testimonial campaign, launched in 2018, with focus on “desirability, walkability, and ease-ability.”

Kyle Crews, listing agent for the unsold units and EVP of Allie Allman & Associates, agreed that the remaining residences are a great value. He even bought one himself.

“My wife, Anne, and I are currently finishing out our home to our specifications,” Crews said.

Builders include Milan Design+Build, TriArc Construction, Sharif-Munir, and Hawkins-Welwood Homes.

“The owners have told us that buying at Residences at the Stoneleigh doesn’t mean sacrificing square feet or creating your personal lifestyle needs within their home,” Smith said. “They have all the comforts of their big single-family home right here, just not with all the headaches of keeping it up. I have no doubt that this building will be iconic, historical, and maintain its sharp, seductive, crisp, and classic image for many lifetimes.”
