Three Adorable Homes Have Equally Adorable — and Affordable — Price Points

affordableEarlier this week, we mentioned the October housing report from the Texas A&M Real Estate Center, which provided this interesting tidbit: While home sales may be slowing down in the higher price points, the most affordable price points are still doing robust business.

“The market for homes priced less than $200,000 remained the exception, where the MOI held at 2.8 months with constant pressure downward,” the report said. A balanced market, economists say, is closer to six months of inventory.

So for this week’s CandysDirt.com Open Houses of the Week, we thought we’d take a look at this price point, and what you can get for that.

This week, our homes range in price from $155,000 to $200,000. Which ones will you visit?

MIDCENTURY COTTAGE WITH PLENTY OF CURB APPEAL

This three-bedroom, two-bath home in the quiet neighborhood of Wolf Creek is special — you can tell from the curb. Look at that red door, the big windows, and the well-maintained exterior.

Inside also lives up to that promise — hardwoods throughout, new paint, and more speak of a recent remodel.

Just 10 minutes from downtown, this incredibly affordable home in the rapidly improving Redbird neighborhood has been beautifully remodeled — and is a great chance for a first-time buyer to find a home in a price point that is actually fairly rare for a single-family home.

Located at 1923 Ariel Drive, this three-bedroom, two-bath home has been completely updated, with thoughtful improvements in the kitchen, the finishes throughout the home, and the bathrooms.

The kitchen features new soft-close solid wood cabinetry, granite counters, stainless steel appliances with a gas range, and a modern backsplash.

New solid hardwood floors traverse the home, and both the inside and outside of the home benefitted from new paint. Both bathrooms were completely updated as well, and the utility room is air-conditioned, too.

Practicalities were also addressed, like a new roof, new electrical panel and wiring, and more. Across the street sits a wonderful park, and families will enjoy the walkable access to Bahama Water Park.

When we found this two-bedroom, one-bath home in Elmwood, we knew we had to include it in this week’s roundup of open houses.

Just look at all that character, just from the curb.

And according to listing agent Ric Shanahan with Keller Williams Urban Dallas, the home at 1111 Cascade Ave. has been well-maintained and has had a few updates, too.

Both bedrooms are spacious, and the bathroom has been renovated. An office provides a great option for working from home, and a separate laundry area provides additional workspace.

A large yard invites plenty of outdoor entertaining options, as well, and with an eight-foot privacy fence, you’re getting a sanctuary in the middle of the city, too.

Located just blocks from Bishop Arts, and an easy drive to Trinity Groves, downtown, and the freeways, this home is a perfect starter home.

It is priced at $200,000.

    On 1923 Ariel Dr. I’d like to clarify that roof appears to be recent but seller does not know the year it was installed. Thanks again Candy and your team for an amazing website/newsletter.
