Spacious Contemporary in Sought-After East Dallas Location

When we first saw Sam Claussen’s newest listing, we did a double take. This practically brand new contemporary is located within one of East Dallas’ most sought-after neighborhoods — the Belmont Addition — but it’s absolutely perfect for modern family life. The whole neighborhood, often confused with the M Streets area, is close to the shopping and dining of Lower Greenville, and has access to some amazing parks and schools, but often features older houses that might have their fair share of issues. But inside our High Caliber Home of the Week presented by Lisa Peters of Caliber Home Loans, you’ll find the utmost ease of living without the stress and expense of an older home.

The entryway is bright and airy, with a frameless glass bordered by the stair rail.

The two-story foyer features a gorgeous glass chain light fixture that is visible from the street.

Perfectly situated for a home office, this first-floor bedroom opens to the beautiful back porch.

Built in 2013, 6044 Velasco has all the touches you’d expect in a new build, but without some of the bland interiors. Clocking in at 2,817 square feet with three bedrooms plus three full and one half baths, this home is as sizable as it is functional.

“The main-floor living area offers a great space for living and entertaining,” Claussen said. “The kitchen and living are open to each other, and I love the vaulted ceilings in the living room and all the windows which provide natural light and look out on the outdoor living area. The flow openness really brings the outdoors in and creates a great space to enjoy the Dallas weather when it’s as lovely as it is now.”

There are plenty of designer details in the home, Claussen noted.

“The glass chain chandelier and double-height foyer really create an impressive entrance to the home,” he said. “The large windows in the entrance showcase the chandelier to the street and provide really nice natural light to the space.”

For me, I’m quite smitten with the kitchen. The bold color choice of a Hermès orange on the island and behind the floating shelves is a wonderful way to warm up the space. And with all the natural light, it will never feel dark or cramped!

There’s so much storage here, and the appliance package is perfect for the able home chef. Of course, I am in love with the glass-and-mullion cabinet faces, which are lit from within to showcase your China collection with the backdrop of even more Hermès orange!

The second-floor master suite is impressive, too, and quite large. Not only does it have plenty of space in the bedroom, but it features a five-piece bath that is absolutely envy inducing, as well as an enormous closet. There’s also the bonus of a private balcony!

“The master suite is spacious and spectacular,” Claussen said. “Exceptional marble is featured throughout the master bath with ample counter space and built-in vanity with custom cabinets for all your beauty needs. Plus it has a large double shower with rain-head.”

“One other feature that’s unique about this house is one of the bedrooms on this house has a kitchenette, full ensuite bath, and large closet, so it makes an amazing guest suite,” Claussen noted.

Of course, if you have four-legged friends, there’s another bonus to this house, Claussen said.

“The other thing which is kind of neat is there is a dog room in the garage equipped with a dog door to the backyard and air conditioning to escape the elements,” he said. “It’s a super cool and valuable feature if you have pets.”

The doggie door just off the outdoor kitchen goes to the garage, which has a pet care area.

Here in Dallas, we do love to spend time outside. You’ll love this low-maintenance backyard with hardscape and turf! I know I’d spend more time enjoying my landscape if it was as easy to take care of as this one! Claussen, who has 6044 Velasco priced at a jaw-dropping $775,000, agrees, noting that the integration between indoor and outdoor spaces makes entertaining a joy. Don’t wait — Claussen said this home will hit MLS on Friday, Nov. 2!

“My favorite thing about this home has to be the main living/kitchen/patio space. It just works so well,” he said. “The scale of the outdoor covered patio is a feature I don’t often see, and outdoor patios are really what Dallas living is all about. There is a fire pit and fountain so the ambiance is great, and the owners recently installed turf so it’s super low maintenance and looks great year round.”
