When Marketing Spec Builds, Staging is a Game-Changer

It’s hard picturing yourself in a home that is completely empty. Sometimes it’s even harder in a new build. That’s why staging is so important, especially for spec homes.

When The Avant Group — a CandysDirt.com Approved Builder — finished this beautiful contemporary two story in Midway Hollow, the home’s incredibly lofty ceilings and cool neutral color palette made it feel cold and cavernous. So Avant’s marketing chief, Heaven Porteous, brought in Suzie Barrett, owner of Dallas Staging Solutions. The results speak for themselves.

Barrett’s work brings livability and warmth to the four-bedroom, four-bath, 3,420-square-foot contemporary at 3830 Van Ness

“Already within one week of staging, we’ve doubled our showings,” Porteous said. And buyers are taking note of the thoughtful finish-out in Avant Group builds.

I love the fact that the master bedroom was staged with a beautiful upholstered bed, too. It adds some softness to the angles and huge windows in this spacious first-floor suite. Also, I love the color combination of that mossy yellowish green and all that purple. Yum!

The master bathrooms are enormous, Porteous notes, “with massive showers and closets outfitted through our partners at The Container Store have proven to be a huge hit with our clients. Multiple oversized shower heads, including hand-helds and raindrop fixtures, make a huge difference in what a luxurious experience a shower can be.”

Of course, let’s not neglect to mention that gorgeous vessel tub. This beauty is priced at $939,000, and it’s getting more attention by the day. But what’s next for Porteous and the Avant brand now that this staged-to-sell beauty is getting so much interest?

“The Avant Group is taking on new clients in build-to-suit projects and looking to expand into exciting parts of Dallas like Kessler Park and White Rock Lake,” Porteous said. “Look for energy efficiency upgrades and new high-end home automation integration features.”

Oh, we’ll be looking!
