Location is Everything For This Delmar Heights Home

Not only is it right across from Robert E. Lee Elementary School — a Dallas ISD campus that is experiencing an amazing resurgence, but it’s in Delmar Heights.

What, you’re not familiar with Delmar Heights? Well, it’s part of a neighborhood you’ll definitely recognize: Dallas’ famed ‘M Streets.’

This is a popular location because of its diversity in architecture and for its proximity to some of the best shopping, eating, and drinking in Dallas.

While the bold colors might be a turn-off to some buyers, the price won’t be: JP & Associates Realtor Josh Tyler has reduced the price by almost $50,000 since listing it. It’s now priced at $524,900, which comes out to $262 per square foot.

That’s not bad for the neighborhood, and this home is a great size with three bedrooms, two full baths, and more than 2,000 square feet.

There’s a great little eat-in kitchen with stainless steel appliances, dark espresso cabinetry, a tile backsplash, and granite countertops. I do like how the peninsula is spacious and is right next to a coffee bar and wine rack. It also makes the beautiful hardwood floors stand out.

There is one bedroom and full bathroom downstairs, and a second bedroom upstairs with the master suite. However, there’s no direct access to a bathroom for the second upstairs bedroom, which kind of pigeonholes that room into being a nursery or an office or maybe even a media room. It doesn’t seem practical for a kid to have to go through the master bedroom or go downstairs every time they need to go to the bathroom.

I do like the master suite, though, and personally, I’d love to have my office upstairs with my bedroom. It would definitely shorten my commute, which is down the hall from my bedroom now. I could shave off about 20 feet! There’s a five-piece master bath, which is great, but the bold paint is going to turn off buyers again. And then you have the super-small mirrors.

Still, there is so much to really like about this home, and a little staging could go a long way into showing it off!

But no matter your views on the paint or the floor plan, you’re going to love this outdoor living space. You get a spacious deck with a pergola, a patio, and a perfect grassy lawn to play a game of catch. The car port can fit two cars and could double as covered entertaining.
