We’re going to try to get our minds off of all the horrible flooding in Dallas with house porn. We got this little cutie in our inbox from none other than Steve Habgood, one of the best Realtors in North Oak Cliff. Habgood, a Dave Perry-Miller Realtor who is partnered up with Kathy Hewitt, says that this Austin stone cottage is a superb opportunity to move in and put your own stamp on a home with already fabulous bones.

This home has some updates, including fresh paint, refinished hardwood floors, and an updated kitchen. There’s some work to be done, namely updating light fixtures, re-doing the ceiling in the living and dining rooms, updating the sunroom, and perhaps fixing up the wood-burning fireplace in the living room.

But those are cosmetic projects, and this home was built extremely well with good-sized rooms considering that it was built in 1948. Jump for more photos and information on our Friday Four Hundred.

Located at 1418 Eastus in East Kessler Park you’ll find a cute little cottage with 1,678 square feet. That number doesn’t include the 13 x 8 sunroom, Habgood says, which has two walls of windows that look out to the pie-shaped backyard. There’s an oversized livingroom with a large picture window and a stone fireplace, plus three bedrooms, two full baths with vintage tile, plus actual closets! Habgood has priced it at $400,000, which comes out to $238.38 per square foot.

Yes, that’s right. This East Kessler home — and many other North Oak Cliff homes like it — are going on the market at $230-plus per square foot. That has to be a record, right?

Regardless, there is a lot to love about this home, including the ample light that filters in through the copious windows, the built-ins, and the updated kitchen with stainless steel appliances, a six-burner gas range, and granite countertops. Blessedly enough, the bathrooms have been completely left alone, and feature cute, vintage daltile in some achingly sweet color schemes.

This home is just too cute to pass up! What do you think?
