Imagine starting your day, looking out your window to see a beautiful fountain spraying over a glistening lake, surrounded by greenery and trees. The location is key. The house is in the middle of everything, not far from the Dallas North Tollway. But what really makes 11714 Parwen special is how the home is perched on what I think is the perfectly sized lot: 120 by 120 feet, a perfect square on a curved corner. The private lake with fountain is directly across the street, and visible from every front room in the house: the formal living room, dining room, kitchen and breakfast room.
Parwen, built in 1981, has also been extensively updated. Canned and LED lights have been added, ’80s-style brick walls covered with stucco, windows replaced by double panes, and more. The kitchens, bathrooms, cabinets, and carpet are all brand-spanking-new.
The house flow is amazing. You enter into a large foyer. The huge formal living room is to the right — a whopping 21 by 29 feet! To the left is the dining room, also a good size at 16 by 14 with built-in storage.

The kitchen is connected to a hall lined with more closets and a giant laundry room, basically more storage space than the Kardashians have.
Speaking of closets, the master bedroom is on the first floor, comes in at 18 by 15, and sports his and her walk-in closets that will knock your socks off. The bathroom is a spacious spa with clean lines and jetted tub. There are four bedrooms in this 4,704-square-foot home, three of which are upstairs. Two are served by an updated jack-and-jill bath, and the other has a private bath and abundant built-ins. This latter bedroom would make a great private study or business office.
Another interesting thing about Parwen: one of the three garage bays is fully air-conditioned and heated, which could be a great storage room or even another office or studio. Or it could be a luxurious, toasty home for your Benz come January.
There isn’t much yard in this home, just the courtyard patio and side deck. The front has a dramatic swath of grass and greenery flanking the porte-cochère, which is enough yard to make an impression. Forest Place is not a gated community, but it’s off the beaten path, so there isn’t much outside traffic.
I want you to promise me one thing: Go in and see this house, and envision white flooring in place of the the existing reddish brick-tiles. Maybe even lighten up the wood panels on the stairs and in the foyer. The current owners certainly did a lot, but all this home needs next is a little frosting on the cake: buttercream.
