Did I miss any buzzwords that might have tipped you off that today’s Thursday Three Hundred is right in the middle of a very shoe-leather-friendly area?

When I think “walkable” and “Dallas,” I automatically think of the State Thomas area. It’s a fantastic neighborhood just south of Uptown that is super close to the Arts District and on the cusp of everything you want in an inner city setting. Wide sidewalks, patios, mass transit, shopping and dining — State Thomas is perfect.

Of course, this neighborhood has a reputation for being stuffed to the gills with historic buildings, but let me tell you, there are some fantastic modern properties to be seen, and this loft is one of them.

Located inside the 588 Condos at 3110 Thomas Avenue, this gorgeous property isn’t a far cry from one of our previous Lease of the Week features. Unit 119 is a beautiful two-story loft condo with an open floor plan and one-bedroom, two-bath layout with study, which could function as a second bedroom if necessary. It has some fantastic features you’ll adore, including stained concrete floors and a gorgeous kitchen. It’s listed by Junior Desinor of Level Properties for $339,900.

That’s pretty pricey considering the size of the condo (1,620 square feet), which brings it to almost $210 per square foot. But you’re paying for location and amenities, both of which you will have in this ground-floor unit. We featured another ground-floor condo last year, but that one was priced in the $500s, so maybe this isn’t far off? I have to wonder, though, why has this beautiful unit sat on the market for almost five and a half months? Crazypants.

Still, there’s so much to love about this location and unit, which features a sculptural downstairs bathroom and a lovely loft master bedroom. The upstairs bath is OK, but not quite so beautiful. My favorite part of this listing is the kitchen, which has a huge breakfast bar and stainless steel appliances, as well as a pot rack above the island. You also get access to the pool, common areas, and workout room, but the HOA fee is $324 a month, so factor that in.
