Thursday Three Hundred: Ripped to The Studs, This Glenridge Estates Home is Ready to be Loved

One more reason to love 1950s traditionals is that they are absolute chameleons. They are perfect for someone with a vision. This house turned out just adorable! What’s not to love about 9861 Williamsburg in Glenridge Estates? Everything — really, everything! — is new inside.

The living and dining areas have been opened up to be one long room, which is great for entertaining. It also shows off the floors, a beautiful walnut hardwood, which continue throughout the home. You really have to look at this home with an open imagination, though, considering how sparsely decorated it is.

There are four bedrooms, three completely new baths over 2,000 square feet. And, if that wasn’t enough, the location is to die for. You’re just south of Walnut Hill and sandwiched between Midway Road and Marsh Lane. Talk about accessible!

This home, marketed by Virginia Cook Realtors, is priced at $399,900, which seems a little steep to me, but you’ve got to start negotiations somewhere, right?

The scene stealer of this home, however, is the large cedar covered patio in the backyard, which you can access through the master bedroom via French doors. Imagine throwing those open to find a perfect bistro set every morning, a great place to have your morning cup and read CandysDirt.com on your tablet!

What do you think? Is this home’s price a little aspirational?

I live in Rowlett & I'm always shocked at the price of homes in Dallas. Wish prices would start creeping up out here.

Location, location, location…higher taxes, more crime, but inside the loop and less of a commute means that prices will always be stable or going up (for the most part)! There's always the next great "suburb"…when I was in high school, the rich kids were in Plano. Now it's Southlake. Soon it will be Westlake (if it's not already).

LOVE it, especially those delicious coffee floors. Makes me want a cup of coffee, in fact!

Absolutely LOVE the open spaces with no walls separating the living areas. That backyard is dreamy to me, especially with that wonderful shade and room for the kids to play in. My only nit to pick is the Master bath looks like it has almost no storage to speak of. If you're going to the trouble to fix it up, at least add more storage.
It looks like this is a flip property, purchasing from an estate and then fixing it up. That explains the lack of furniture and homey touches.

Drive south on Marsh from Walnut Hill and look at the houses. Drive south on Midway from Walnut Hill and look at the houses. Huge difference and this house is located smack dab in the middle. According to my unscientific calculation, it's worth no more than 250k. The price per square foot is too steep for the area.

Looks like there are at least 2 others within a couple of blocks are owned by a company. Each purchased within the last year, remodeled and put on the market. One has already dropped their price.

This home would be really hard to price. Most of the older homes in this area are 1500 square feet or less with 3 bedrooms at most. Or, closer to Midway, you’ve got new construction starting in the upper 600’s to the 900k range. This is one of those outlier homes that looks great, but really doesn’t fit the neighborhood. The buyer will have to be someone considering a smaller home somewhere “more desirable” like Devonshire, but is attracted to the size and amenities and is willing to overlook the location. If this house was closer to Midway, I’d say maybe 399k is a decent asking price, but I think they’re going to have a tough time with this one.
