Some home renovations go halfway, updating a few spots here and there. Today’s Thursday Three Hundred is not that kind of reno.

The owners of the home at 561 Classen Dr. have gone all in, updating and improving the place from stem to stern, and the results are marvelous. It has the clean, finished feel and amenities of a new, custom-build house, with the vintage charm and personality that befits its Lake Highlands Estates location in East Dallas.561 classen exterior beforeOriginally built in 1952, the house was showing its age before—the exterior “before” photo above and several other “before” photos throughout this post give you an idea.

Now, it’s a turnkey property, almost unrecognizable from before, with beautiful details and improvements. You’ll find custom soft-close wood cabinets; a modern, elegant kitchen; recessed lighting; chic light fixtures; a luxe bathroom, low E windows, a new roof, new gutters, new exterior A/C unit, foam insulation in the attic; landscaping, and exterior paint.

With 1,170 square feet, three bedrooms, and one bathroom, it’s a small footprint, and the reno maximizes the space. There’s an open house this Sunday from 2-4 p.m., if you want to check it out yourself after seeing these photos.

Barbara Arredondo with Clay Stapp + Co. recently listed it for $325,000, or $278 per square foot. Nine recent neighborhood comps range from $204,000 to $308,500, or $161 to $229 per square foot. So is this house ambitiously priced? Perhaps. But that’s not without reason. The professional renovations make it one-of-a-kind.

junius heights tudor

Today’s Thursday Three Hundred is a rare treat. This Junius Heights Tudor, located just south of the heart of Lakewood at 731 Lipscomb Ave., charms with its vintage curb appeal and original details throughout the interior. Updates, like the quartz kitchen countertops, commercial-grade stainless steel range, and master bathroom addition, address common concerns in a house from this era (1924), and make it appealing for modern buyers.

With the addition, the house is now a 3-2, with 1,948 square feet, spacious for a Tudor and for the neighborhood. You can’t beat the location, walking distance to Lakewood Shopping Center and a short distance from the south end of White Rock Lake.

This house was listed Tuesday by Brittney Warren of Rogers Healy and Associates for $389,000, so this is a first look at this property.

white rock cottage

There are a fair number of small houses in East Dallas near White Rock Lake. Many of them were built in the 1950s and 1960s, when closets were tiny, floorplans were divided up with lots of walls, and families were perfectly happy with just one bathroom.

As homeowners renovate some of these houses, they’re rethinking the use of space. Today’s Tuesday Two Hundred exemplifies smart reno choices that make the most of the small footprint of a midcentury house.

The White Rock cottage at 6464 Fisher Rd. near Northwest Highway and Abrams Road measures a modest 1,124 square feet. But nothing feels cramped or confined in the house. Owner and listing agent April McGowan at Keller Williams’ Park Cities office took the house to the studs in 2013 and reimagined a bright, modern interior. The living room and kitchen share one open space that’s multifunctional and well conceived. She tore apart the outdated bathroom and added a second, and they’re both luxe: think Carrera marble floors and a frameless shower with freestanding soaker tub.

Because of its small size, this house will naturally have lower energy bills than larger builds. But McGowan took that a step further, installing low-E windows, new insulation, new electrical wiring, and a tankless water heater to make monthly bills feel like pocket change.

Oh, and did I mention it is zoned for the coveted Lakewood Elementary? I predict this house, newly listed for $269,000, will go fast.

That old saying about good things coming in small packages can be hard to reconcile with the “bigger-is-better” mentality that often rules Texas real estate.

But it’s an easy fit in today’s Tuesday Two Hundred, a cozy midcentury ranchette in East Dallas at 823 Lake Terrace Dr. With 1,490 square feet and a great layout, this 2-2 packs a powerful punch in its modest footprint. It is newly listed by Kerry Slaughter at Paradise Slaughter Real Estate for $279,900.

823 Lake Terrace B

6715 Patrick DriveThe theme of today’s Thursday Three Hundred is “gorgeous wood,” both because of the numerous large trees on this house’s lot and the inviting handscraped wood floors throughout the interior of this Lakewood midcentury.

Located at 6715 Patrick Drive, near Mockingbird Lane and Abrams Road, this property was reduced this morning to $317,000. Listed by Franceanna Campagna at Campagna & Associates Realtors, it’s a 3-2 in the popular Mockingbird Hill neighborhood in East Dallas. Jump to read more!  (more…)

9229 Ferndale Front

Cute and sweet from the curb, this 1958 traditional ranch packs quite a punch once you walk inside. Truly, this is one of those homes where you take notes on the remodeled spaces, as the sellers have really made the most of every square inch of this beautiful Lake Ridge Estates house.

Not only that, but it’s on one of the best streets in the neighborhood — Ferndale Road — and is inside Richardson ISD. Jump for more on this adorable home from Nathan Grace agent Amy Timmerman of PickaPerch.com.
