University Terrace is a fabulous East Dallas neighborhood with about 3,550 residents, established in 1954, next to White Rock Lake and about an eight-minute drive from downtown Dallas. This fantastic East Dallas neighborhood is full of other handsome midcentury houses like this one, but few are priced as competitively: With a recent price reduction, it is now listed for $299,900, or $185 per square foot. Nearby comps have been averaging almost $200 per square foot.

Built in 1960 and recently updated, this brick house is a 3-2 with 1,617 square feet sitting on 0.178 acres with lovely, mature trees. Located within walking distance of the new playground and splash park at Ridgewood-Belcher Rec Center, this University Terrace property is in the Lakewood Elementary, Long Middle, and Woodrow Wilson High School zones. Nearby private schools include Zion Lutheran, St. Thomas Aquinas Elementary, and Dallas Academy. The neighborhood has a Fourth of July parade and a Halloween party for local kids. Needless to say, the area draws many families.

University Terrace is so hot right now. This is the affordable Lakewood area, where you can get inside Lakewood Elementary’s attendance area in the $300K range. Most other neighborhoods that feed into Lakewood are going for $400K plus! Here, though, the lots are generous, the homes are somewhat newer (1950s and 60s as opposed to 30s and 40s), and you’re close to the lake and within walking distance of the White Rock Lake DART station.

I had a friend who lived off of Clemson in University Terrace and I loved the neighborhood from the moment I saw it. It’s one of those places that is perfect for families, is close to shopping (Medallion Center is just down Northwest Highway) and yet, it still has a great urban feel. A lot of the homes have been updated, but you can find some in near-original condition. If you want a home that is move-in ready, take heart that you wont need to do anything to this beauty at 7309 Bennington Drive.

Let’s do the Time Warp again, folks! This time, we are headed over to the University Terrace neighborhood that is sandwiched between the Blue Line DART Rail tracks and Northwest Highway. This lovely enclave of 1950s traditionals has seen a lot of flips and updates lately, thanks to the upwardly mobile population looking to move into the Lakewood Elementary attendance area.

This house, though, with its mature trees and adorable shutters, has remained largely untouched!

That’s where the fun ends, though, because you’ll find a very beige and boring shower (no tub) in there. I was really hoping for something more fun that fit with the rest of the home’s personality. Still, it’s not a bad effort.
