GarlandWhen Modtown Realty tagged us on Instagram this week to tell us about their latest listings, a certain four-bedroom, two-bath home in Garland with a terrific price point had us intrigued.

We told them to give us more details — and found that the home move-in ready and near enough to 635 to make it ideal for commuting. The 1,645 square foot home at 2402 Royal Dr. in Garland was built in 1961 and has clearly been well-maintained since.

Drew Colon comes out of the gate running. Answers ready, he requires little time to think. He’s boisterous and commanding. Jacob Moss, on the other hand, prefers to mull things over before settling on a reply. His manner is easy and jocular. So it’s not surprising when they describe their business relationship in terms of a marriage. They are each other’s perfect foil.

“We balance each other out,” said Moss. “We both know our roles, which makes our partnership gel a lot more than most.”

When I first met my husband, he was living in a haphazardly converted four-plex off of Oram Street. With the disjointed layout and windows in strange configurations paired with his hopeless bachelor decor, I could not stand his place. And I married him anyway.

These types of duplexes and four-plexes are still common in the Ross Avenue Annex area, which is just east of downtown, but more modern rentals and townhomes are being built as their decrepit counterparts are being torn down. This one, I consider to be an upgrade.

This particular townhome, Unit No. 1 at 5841 Oram St., feels just as brand-spanking-new as it is. Completed just this year, this 1,400-square-foot unit is marketed by Jacob Moss of Keller Williams Elite — Park Cities for $259,900 (Unit No. 2, which is 380 square feet larger, is priced at $289,900)

You get two bedrooms and two-and-a-half baths in this super-modern development designed by Josh Lecomte, as well as a private two-car garage. Pet lovers will love the fenced in private yard, too.

There are some really sleek touches in this home, which is an exercise in contrast. The wood floors are warm and bright while the kitchen cabinets are dark and sleek. The black granite counters go perfectly with the stainless appliances, too.

You’d never find a bathroom like this one inside one of the nearby rental buildings, that’s for sure. I love the oversized tile and the tub/shower combo — a feature that is kind of rare for a townhome.

The bottom level has concrete floors and a separate bed and bathroom, which would make this a great property for a live/work arrangement or a single with a roomate. Maybe even a family with an older child?

In all, I consider this townhome a great value with a great location. What do you think?
