We’re really not shocked to see that Murphy, Allen, Frisco, and McKinney were all in the top 10 of Niche Local’s “Best Suburbs in Texas” list. These four Collin County suburbs focus on great schools, fantastic public amenities, and drawing some of the best retail in the region to their towns.

Niche looked at several factors when it ranked the best suburbs in our state and region:

The Best Suburbs ranking provides a comprehensive assessment of the overall livability and quality of life of an area at the suburb level. This grade takes into account key factors of a location, including school ratings, crime rates, housing, employment, community, and things to do, in an attempt to measure the overall quality of an area.

Some of the highest weighted categories include “Things to Do,” “Easiest Commute,” “Education,” “Community,” “Jobs,” and “Housing.” Of course, as you know, some of the new developments in Collin County include homes built by some of the finest brands, with finish out that would rival one of the upper-crust suburbs such as University Park, which ranked No. 2 on Niche’s list.

Thirty years! Can you believe it? The Colleyville Woman’s Club has been putting on its Holiday Home Tour for 30 years now, and we’re just amazed at its longevity! The tour, which is slated for Sunday, Dec. 7, from 11 a.m. to 5 p.m., will feature five gorgeous homes in Colleyville with halls that are decked for the season, including the gorgeous Heritage Hill Queen Anne Victorian mansion designed by American architect George Franklin Barber. This home was built for less than $2,500 in 1895, from “the finest materials.” Today it is an incredible legacy to the community, thanks to homeowner Joan Vandergriff, who had its 110 pier foundation relocated from Bonham, Texas, to Colleyville, and nary a window was damaged!

And back for its second year is Santa’s Sweet Stop at Taylor Renovations, which will help equip tour-goers for holiday cooking and decorating. Whole Foods has sponsored this stop, so look for cooking demonstrations and sweets for guests! You can visit with Santa Claus or buy a poinsettia for $10 each.

Sure, the Park Cities are walkable, especially University Park, but if you want good schools, great homes, and sidewalks but can’t swing the hefty price tag of a home inside the HPISD borders, then we have a lovely property for you.

Located in Coppell, which has amazing schools, by the way, is 539 Hawken. It’s a 2,094-square-foot, three-bedroom, two-and-a-half bath, low-maintenance cutie in Deer Run, a fabulous community for young families. W.H. Wilson Elementary School, a TEA “Recognized” campus, is just down the street, too. It’s a lovely, close-knit community.

The kitchen is tidy and neutral, and I’m sure you could upgrade the range and microwave venthood easily. I love how it and the breakfast area are open to the living room, which has a great fireplace and a television nook.

All of the bedrooms are upstairs, which also features another living area. This home has one of my favorite, most-overlooked features, too — an upstairs laundry area. No hauling laundry baskets precariously up and down stairs! I have twisted ankles, that way, friends, and a dear girlfriend of mine actually fell down the stairs and chipped a tooth that way!

The master suite is a good size with plenty of light, and could very well accommodate oversized furniture as well as an easy chair or chaise. The master bath is a five-piece gig with a spa tub and large walk-in shower. The vanity, fixtures, and wallpaper are kind of dated, but that’s easily fixed, right?

Overall, I think this house is an outstanding value, just waiting for the right family!

Want to see how long it would take you to get downtown from that home you’ve been eyeing? Trulia has an app for that.

Perhaps you’ve heard that D Magazine has released a new list that ranks North Texas suburbs, with Parker and Highland Village besting both Highland Park and University Park for the top two spots?

That’s all well and good, but let’s say you take this information, sell your Lake Highlands home for top dollar, and move out to Parker or Highland Village — what’s that commute going to be like?

Just ask Trulia, which just released a new app that can tell you how long you’ll be trapped on North Central Expressway or Interstate 35 should you choose to head for the ‘burbs.

Here’s the bummer, for those folks who were thinking about high tailing it to Parker or Highland Village — your commute doesn’t compute. Trulia’s heat map doesn’t measure commutes that would take longer than an hour.

To me, that’s kind of crazy, because I know there are folks out there who buy beautiful homes in areas such as Emerald Sound in Oak Point who still commute.
