Splurge vs. Steal: Two Walnut Hill Park Beauties | CandysDirt.com

Northwest Dallas is full of neighborhoods in transition, with custom homebuilders creating incredible new builds among the more traditional midcentury ranch-style homes. It creates an interesting dynamic.

In this week’s Splurge vs. Steal, we’re looking at just such a neighborhood, Walnut Hill Park, near Royal and Marsh lanes. Prices of houses for sale in Walnut Hill Park currently range from $475,000 to $1.635 million, a huge range. You’ll find huge diversity in styles. So let’s take a look at a high-low comparison of what’s available in Walnut Hill Park.

8566 San Pedro a

Sitting on almost half an acre in the upscale Forest Hills neighborhood, the house at 8566 San Pedro Pkwy. is on the east side of White Rock Lake.

For buyers looking for luxury in East Dallas, I’ve got a tale of two houses on the east and west sides of White Rock Lake.

Both are custom build houses, and both have the attention to detail and higher-end features you’d expect in such a property. Both are situated in established, coveted neighborhoods. And both are listed by Lee Lamont with Coldwell Banker Residential Brokerage.

“In both of these comparable properties, no expense was spared and each offers an enviable neighborhood near the lake and area amenities, like the Dallas Arboretum and shopping in Lakewood,” Lamont said.

First, there’s the home at 8566 San Pedro Pkwy., which sits on almost half an acre in Forest Hills near Garland Road and Lakeland Drive. It offers five bedrooms, five full bathrooms, one half bath, three living areas, two dining areas, and 5,400 square feet on two stories.

The other house, located at 6203 Vickery Blvd., near Richmond Avenue and Skillman Street, in one of East Dallas’ most coveted neighborhoods, Lakewood Heights. It’s just one block from the beloved Tietze Park and pool.

The Vickery home offers 4,422 square feet in the main house, with a detached guest quarters in back and another 450 square feet above the oversized garage. Sitting on an oversized corner lot, this home has four bedrooms, four full bathrooms, one half bath, two living areas, two dining areas, and two stories, built in 2005.

Both are open this Sunday, April 23, from 1-3 p.m. Let’s get a sneak peek!

Bella Custom Homes

Bella Custom Homes has seven amazing and rare lots in Frisco for built-to-suits. This is a custom home available in Frisco.

Frisco real estate is some of the hottest in the nation, with the big influx of new residents who are looking to live close to their work along the $5-billion mile and nearby.

But this huge influx of new residents to the Frisco area means it’s harder to find available lots for true custom homes.

“There’s a shortage of lots—it’s very difficult to get your hands on lots because there’s such a high demand and most of the production builders have locked up future sites,” said Tony Visconti, President of Bella Custom Homes. “There are all these jobs coming to this area, like with Toyota and Liberty Mutual, and these people are looking to build, but there are very few custom neighborhoods.”

Bella Custom Homes, in business since 1993, currently has seven available Frisco lots in two amazing subdivisions, the Hills of Kingwood and Starwood. Both are gated communities with guards at the entrance, and luxe, family-friendly amenities.

“These seven lots offer buyers a chance to own coveted land in Frisco and these are two of the best communities in the city—most of these lots have incredible topography and gorgeous views and this is a rare opportunity,” Visconti said. “We also work very well with Realtors and unlike many custom builders, we pay their commission at the time we pour the foundation. They don’t have to wait 18 or 24 months.”

Mickey Munir

When Mickey Munir built the luxury home at 14929 Havenshire Pl. in Addison 17 years ago, it was intended to be a model home to showcase his capabilities as a custom builder and architect. He is the founder and CEO of Sharif Munir Uncustomary Custom Homes and many of the houses in this neighborhood were built by him.

Every aspect of the home is grand, and in its two years as a model, Munir estimates he sold ten to 15 build-to-suits after clients saw it. But at the end of that time, Munir and his wife Michele decided to call it home, and have been here ever since.

They’ve been happily splitting their time between this house and one on Lake Texoma. But their kids are grown and this house rarely gets visitors (unlike the Lake Texoma house), so it’s time to sell.

The entryway foyer and grand staircase

This is a 7,400-square-foot luxury home in the exclusive Bellbrook Estates, sitting on half an acre with four bedrooms, four full bathrooms, and two half bathrooms. There’s also a 12-person formal dining area, dramatic entry foyer with grand staircase, geothermal heating and cooling, gourmet indoor kitchen, outdoor kitchen, 40-foot lap pool with a sunken conversation pool at one end, a private master courtyard with spa and fireplace, and so much more.

“It’s loaded with so many features, every trick in the book you could put in it in 1998, and it has all been updated to current standards,” Munir said. “It’s got a lot of great technology, like an AMX home automation system, Lutron lighting system, an eight-seat theater with a new projector, screen, and speakers.”

The home belongs entirely to Michele, a point he wanted to emphasize: “We’ve lived through four recessions. This protects her in case the sky falls on me.”

The house is contemporary with a blend of neoclassical and Biedermeier architectural styles, built for company.

“It’s designed for adults with grown children, an entertaining house,” he said. “This house was out-of-the-box in 1998—everybody wanted a French or Mediterranean house—and this was purposeful. Nancy Dubick of Dallas Design Groups, Interiors personally did the interior work in collaboration with us.”

This home is listed for $2.45 million by Grady Yates with Sharif & Munir Ventures, Inc.

2570 Bendbrook Front

Oh my goodness, this house is so delectably rich there’s no way you can finish it in one sitting. If you need a break between the gratuitous house p0rn, catch your breath and come back!

2570 Bendbrook Media

This gorgeous home in the Prosper neighborhood of Gentle Creek Estates is such a stunner. It has four bedrooms, four baths, tons of living space, and a backyard that is designed for entertaining. With more than 4,000 square feet, 2570 Bendbrook is priced at just $508,900.

2570 Bendbrook Living

I am in awe with how much is crammed into this custom home! There are two family rooms, a media room, four full-size bedrooms, an office … it’s like the list just keeps going on and on! It’s a fantastic family home with hand-scraped hardwoods, slate floors, fresh carpet, designer paint, and tons of built-ins.

2570 Bendbrook Kitchen

There’s also a stellar kitchen that features granite counters, stainless steel, and plenty of bells and whistles, including double ovens and a commercial-grade cooktop. Besides a gigantic counter-height prep area, there’s a huge breakfast nook that is a great place for informal dining.

2570 Bendbrook Master

The master suite is generous at 19 x 16 — plenty of room for oversized furniture. It’s on the main floor, which is a great way to get your beauty rest when there’s a horde of noisy teens at your house.

2570 Bendbrook Master Bath

The suite has a five-piece bath that includes a whirlpool tub and his-and-hers vanities. While having the vanities on opposite sides of the room is a bonus, I do like the seated vanity for the ladies, because when it’s early, do you really expect us to do our makeup standing hunched over a sink? I think not.

2570 Bendbrook Backyard

Here’s what you really came for, though — the epic backyard. You get a huge loggia, a fantastic fire pit, and an incredible pool with a winding slide. Who needs summer trips to Hurricane Harbor when you’ve got this setup in the backyard? I love it!

Here’s what you really came for, though — the epic backyard. You get a huge loggia, a fantastic fire pit, and an incredible pool with a winding slide. Who needs summer trips to Hurricane Harbor when you’ve got this setup in the backyard? I love it!

Sometimes when you put a lot of wood in a home, it starts to feel dark and claustrophobic. Too much custom cabinetry, too much dark wood floors, and too much art, and it starts to feel like the walls are closing in.

That’s why 7118 Elmridge is so refreshing! There’s tons of beautiful wood finishes on this Northwood Hills home, but the high ceilings, which, paired with huge windows, brings in  enough light to make it feel cozy and yet spacious.

It doesn’t hurt that the home, marketed by Virginia Cook’s Mayo Redpath for $1.15 million, was built in 2001. It still looks completely new inside, with a gourmet kitchen with tons of built-ins and two dishwashers. The light fixtures are gorgeous, and so is the wood floor, which continues throughout the home.

The living areas are well-appointed, with fireplaces and custom cabinetry that will fit even the largest book collections. The furniture fits the home so well, that, if I were buying it, I’d definitely try to negotiate it!

There’s a big-screen projector in the bonus room upstairs, which is great for sports fans. You have tons of space to entertain, and with five bedrooms and five-and-a-half baths, you have room to overnight some guests.

The master, well, it’s a work of art. The custom vanity has so much space for all of your perfume bottles. And the countertops and tile, well, they’re so beautiful! I love the window next to the jetted tub, too.

Outside, there’s not only a pool to cool off in during our insanely hot summers, but there’s a fire pit where your guests can gather round and stay cozy during the winter. This is truly an entertainer’s house with a great location and an even better price!
