Taos Ridge 2Our trusted Dallas Addison, lawyer and vacation/recreation home consultant extraordinaire, returned recently from a ski trip to Taos, New Mexico, where the once family-owned resort has been sold to conservation billionaire Louis Bacon. Bacon, the 55 year old founder and Chief Executive Officer of Moore Capital, is estimated by Forbes to be worth $1.4 billion. Late last year, he inked a deal to acquire the sleepy but STEEP New Mexico ski resort many of us know too well, Taos. Bacon graduated from Middlebury in Vermont, and was in my brother-in-law’s class for his Columbia’s M.B.A. Forbes says he has a history of land conservation efforts and “has personally set aside 200,000 acres of land in New York, North Carolina, and his home state of Colorado.” Sounds like we need to meet this guy!

They bought their old ski chalet in 1999, when Romney was working as CEO and President of the 2002 Winter Olympics in Salt Lake City. Romney’s leadership has been credited with the turn-around of the Olympic’s organizing committee, leading to the undulating success of the Park City Olympics. I couldn’t help but think of those games while watching Sochi, and hearing about the problems that plagued spectators, from plumbing to yellow water to the Texas guy who had to break out of his bathroom because the door jammed shut, Johnny Quinn.

The Romneys sold Rising Star (maybe that was bad karma?) in 2009.

Romney’s 7-bedroom, 9.5-bath chalet home sat at the end of a cul-de-sac on nearly 11 acres. The Romney family enjoyed it for 14 years. He sold the 9,514-square-foot home sold for a little under the $5.25 million asking price.

But late last year, the Romneys bought another Park City mountain home, also in Deer Crest, with soaring cathedral ceilings and plenty of room for all those grandchildren. The Romneys have five sons and a prolific 23 grandchildren. Built in 1991, their new ski lodge boasts 6 bedroom, 8 bathrooms over 8,700 square feet. It was listed for $8.9 million. Little smaller than their old place. But it’s way more, well, Park City: the home was built from “whole logs and many local materials”, was designed by architect Fred Babcock and once featured in Architectural Digest.Romney Park City new home

Wonder why they didn’t just snap this one up!

Park City real estate is about as pricey as OUR Park Cities — median list prices for homes hitting about $850,000, most selling for well over a million. Agents there tell me sales of second homes are picking up, way up: sales volume was up 22% percent last year, and the high end is a hopping.

How much is this ski paradise? A mere $21,900,000. But hey, that includes the furnishings — just not all of the art. Owned by an LLC that’s ready to rock and roll, how about having this for President’s weekend 2015?

Right across from The Four Seasons Residence Club in beautiful Vail, Colorado, are the homes of Ross Perot, Jr. And Sr., right next to each other! (Ross Jr.’s is to the right of this picture, Ross Perot Sr. to the left.) Just back from a great weekend jaunt to Vail after attending NAREE in Denver. Lots to tell you. We may have to worry about hail and tornadoes in Dallas, but some poor Colorado residents are dealing with at least eight  scary forest fires that have burned thousands of acres of forest lands and are now threatening (and destroying) some vacation homes and tourist spots. Some major state highways were closed in southern Colorado. Passengers told me of seeing smoke from about a half-dozen fires across the state, some threatening places like Estes Park, home of the Stanley Hotel, Colorado Springs, Fort Collins and even Boulder. And we saw the firefighters stopping in Georgetown, Colo. With the bone-dry, Texas-type weather conditions — Denver  is enjoying 100 degree plus temps — the whole state is under a fire ban. Some people were telling me the fires could have started because some residents are trying to rid the state of the annoying bark beetle that is killing off the tall lodgepole pine pine trees and markedly affecting the appearance of the usually lush, green mountainsides. The pest is thinning out the pretty pines with dying trees leaving piles of dead wood poles, the wood some say completely useless. Others, like our fly fishing guide, told me you can use the wood for furniture after it dries out and the beetles depart. Just don’t build houses with it! Local journalists told me the beetle is caused by global warming, as the critters thrive and reproduce in warmer climates. Do the beetles fuel the fires? Good question. The director of bark beetle operations in Medicine Bow-Routt National Forest says people are alarmed by the timber loss: 

“The beetles aren’t killing every tree,” Currey says, “but they are killing a majority of mature lodgepole pine, and we’ve lost half our limber pine, too.” More than 116 million acres in the North American Rocky Mountains have been affected. “People are beginning to understand that this thing is too big to stop.”

Vail was just fine, evidence of the bark beetle here as well, but Vail fortunately has a huge variety of trees covering it’s 14,000 foot-tall peaks, including those gorgeous Aspens. And Vail is undergoing a billion dollar plus enhancement, one of the most major nip/tucks I’ve seen. No wonder Texans and Dallasites like the Perots love to vacation here come summer or winter.  Tonight Jane McGarry and I talked about my recent trip to Costa Rica, where I stayed in some of the most amazing vacation homes in the world right smack on the beach at The Palms in Playa Flamingo. Honestly, I have never been so close to the beach but still sleeping in a luxurious bed! Playa Flamingo is on the west coast of CR, south of Liberia. We had white-sand beaches steps outside our door, and the ocean was perfect. The Palms is a private luxury residence club where you can own your own home, a beautifully finished out two bedroom condo, for $129,000 for six weeks per year. Who needs more? Last week I told you how New York state is gigging out of state home owners for state taxes even if you don’t sleep there. Head west to the Rockies for this tall tale: the Colorado Association of Ski Towns, or CAST, is holding off on plans to¬† hunt down vacation rental owners who aren’t remitting lodging taxes or paying necessary business license fees.¬† An Austin, Texas based company called Home Away, the parent company to VRBO.com (Vacation Rentals By Owner), has threatened legal action against CAST if it begins to use a newly developed software program to gather information from online vacation rental advertisements, cross-referencing that information with town records. They want to do this to find out who is illegally renting out their property. Actually, let me re-phrase that: who is renting out the property he or she owns but not telling the state and remitting taxes or fees.
People do this? Of course. Home Away, the largest vacation rental site,  claims this software tracking program violates its Terms of Use by “scraping” personal information off its website. Web scraping is automatically collecting information from websites. Web scraping is closely related to its cousin,  “web indexing,” a technique regularly employed by most search engines, such as Google.

Web scraping focuses more on the transformation of unstructured web content, typically in HTML format, into structured data that can be stored and analyzed in a central local database or spreadsheet. In other words, they can spy on home owners through snitching Home Away’s data and then go flog them.

Virginia-based Eye Street Solutions, the software company that developed this program, says it’s perfectly legal and they track Internet sites in the same way as Google.
Better hurry up and lease:¬† the CAST towns have asked Eye Street to get out the lawyers and come up with indemnification language for all the contracts signed between the towns and Eye Street, Burford said. Then they’ll go back to snooping on homeowners to see who is leasing, and who is not.
