Luxe Equestrian Resort Community Planned for 740 Acres in Denton County

A luxury resort and residential community centered on the equestrian lifestyle is in the works for nearly 740 acres in northern Denton County, pending approvals, of course.

Located in Denton’s extraterritorial jurisdiction, Wildhaven Reserve would comprise 150 single-family homes, 500 units of multifamily, a boutique luxury hotel, a private social club, restaurants, and additional commercial spaces and amenities, according to reports.

Florida-based An Ki Land Development is behind the project, with Argyle-based homebuilder Noble Classic Homes on deck to construct the houses. Early estimates place home prices between $1 million and $3 million.

Much like a lot of North Texas, Denton County has been growing fast in recent years, fueling a wave of residential, commercial, and mixed-use development. According to the U.S. Census Bureau, the county’s population grew from about 906,500 residents in 2020 to an estimated 1.07 million in 2025 — an 18% increase in just five years.

Open space will be a defining feature of the Wildhaven project. Roughly 300 acres will remain undeveloped, while residential lots will be at least one acre in size. And an emphasis on the equestrian lifestyle will bring it all together.

“We’ll have great access to all of the infrastructure necessary for Western lifestyle and for people who live in the Wildhaven Reserve community to be able to very conveniently keep their horse nearby, and to be able to ride their horse on our trails, and use our arena for, whether it’s dressage or whatever type of equestrian activity they enjoy,” Wildhaven co-developer and managing director Larry Spelts told The Dallas Morning News.

The project is estimated to be valued at between $350 million and $450 million, per Chron. Hospitality and membership club components are expected to represent roughly $250 million of the development costs.

An Ki Land Development is currently raising equity and securing financing. The company recently hosted its first event for founding members at the property, marking the beginning of its effort to establish Wildhaven’s first resort community before expanding the concept to additional markets, according to DMN.
