Small-Town Living Starts at $425,000 in Cleburne

Big-city hustle and bustle can wear a person down, and the fix for some among us is to purchase an abode in a small town. For those, Cleburne should be under consideration.
Even though the population is roughly 34,000, Cleburne packs a lot into a small town. Without leaving the Fort Worth suburb, residents can see a doc at Texas Health Resources Cleburne, learn a few things at Hill College and take in a show at The Plaza Theatre.
The downtown square with the 1913 Johnson County Courthouse is appropriately small-town charming. Like sports? Check out the Cleburn Railroaders, a minor league baseball team managed by former Texas Ranger Pete Incaviglia. Further escape can be found at an even slower pace at Cleburne State Park’s 528 acres.
Small-Town Price Tag
All of this, it seems can boost a town’s popularity.
“It is a growing community, and even though it’s growing, it still has that small town feel,” said Realtor Debby Miller, a broker associate with Christie’s International Real Estate’s Lone Star office.
There’s a Cleburne house Miller thinks is worth considering located at 701 Bass Lake Lane. With a small-town price tag of $425,000, its 2,120 square feet comes with four bedrooms and two-and-a-half bathrooms.
“It’s such a cute house with lots of space,” Miller said. “It’s a big open concept so even if you’re in the kitchen, you can still be involved with people in the living room or the dining room.”

Even though the house is only three years old, the current homeowners have made some improvements. A countertop has been added in the laundry space for more efficient folding, a decorative wood-adorned accent wall jazzes up the primary bedroom and a backyard fire pit invites outdoor entertaining.

With the house situated on a corner, the lot is more generous than many new builds, Miller said. The house occupies almost one-fifth of an acre, giving the yard space for a swing set or putting green.
“That’s unheard of in new construction,” she said. “It has a larger yard than many homes of a similar age.”

Near the Action
Should the homeowners decide they need some big-city action, Fort Worth isn’t so far away from this suburb. The house is conveniently located close to the Chisholm Trail Parkway, the tollway that zips between Cleburne and Fort Worth. It’s possible, Miller says, to be in Cleburne and find yourself just 20 minutes later walking in the doors of a major retailer.
Then after hitting the stores, it’s an easy trip back to the less complicated, smaller town of Cleburne. It just might be the best of two worlds.
