Southlake’s Shady Oaks Is for the Wine Lover in You

It’s a fact that many Preston Hollow/Park Cities dwellers roll up their Tabriz carpets and head out after the last youngster leaves the nest. Most don’t go far: Southlake and Colleyville have seen a surge of City-of-Dallas and Parkie transplants recently. Go west of Big D about 26 miles, and you’ll find gorgeous homes, more spacious lots, and less traffic — as long as you stay in the “Bubble West” — plus an outstanding school district that’ll secure a strong resale value if you don’t have kids. Southlake is centrally located in the Metroplex, and for those who travel, it is mere minutes from Dallas/Fort Worth International Airport.
You can also enjoy the same luxe home indulgences they squeezed onto those quarter-acre Park Cities lots, if not more. Just look at 1005 Berkshire Rd. in the aptly named Shady Oaks community, a charming Southlake neighborhood. Shady Oaks has matured into a most beautiful nook. The homes are expansive and serene, and this one on Berkshire offers privacy as well as the most haute luxury accoutrements.
Way More Than Greets the Eye
1005 Berkshire Rd. checks all the boxes of a meticulously maintained, 10ish-year-old Southlake home, but there’s way more once you get inside.
Drive up to the clean charm of a “Texas Traditional,” coffee brick accented with native stone. But the “ordinary” ends after crossing the threshold of double iron and glass doors. A beautiful domed foyer with a chandelier and a gracefully curved staircase strikes that first impression.

Ceilings are high enough to capture natural light and disperse it everywhere, but not up high like a home from the 90s. This one boasts no age — perhaps that’s because of the wine cellar?

The fun begins in the family room, with its stunning stacked stone fireplace generously taking up the wall. If you are getting the idea that this is a custom-built home, bingo. And then, right near this heartbeat of the home is the room that holds the good stuff at a constant temperature: a 1,400-bottle wine room.
“We had moved back from Argentina loaded with Malbecs,” said the homeowner. “On top of that, friends in Dallas continued to receive and store all our wine shipments from memberships.”
Wine, Wine, and More Wine!
Know how you go to the wine country in say, Napa, go to a tasting, and then they hit you up for a wine membership? Imagine being able to say yes. It’s so much fun to see how it tastes at home, have the ability and room to let it age, and see how it tastes in a few years! During construction, the homeowners met Texans at a tasting room in Napa who advised them to build a cellar larger than they could imagine needing. But that sound advice led to a packed cellar and so many fun-filled wine-based entertainment moments.

“It’s so much fun to let friends go pick out a bottle to open, any bottle,” said the homeowner.
But it’s not just the beautiful, temperature-controlled wine cellar that makes this home unique. 1005 Berkshire Rd. has many above and beyond extras: two game rooms with wet bars, a secondary ensuite bedroom on the first floor, a library/office, a media room, an EF5 FEMA-approved safe room (that doubles as a a huge walk-in safe with a combo lock) off the master closet, and an upstairs covered balcony with a beautiful view — love this for rainy days!

The Extras Just Keep On Coming
The back exterior is kick-arse too! Step through two mammoth collapsible doors into the east-facing private backyard (a Texas must!) onto a large covered patio with phantom screens and a fireplace. Overlooking the sparkling Claffey-built swimming pool and spa is a covered outdoor kitchen decked with a ton of built-ins: grill, XL Big Green Egg, side burners, hot/cold water sink, fridge, two drop-in coolers, seating, and a huge storage closet for all the backyard items. It’s really more of a complete outdoor kitchen environment, while the inside chef’s kitchen is a cook’s dream: Sub-Zero fridge, 6-burner Wolf gas range, Wolf double ovens, two Bosch dishwashers (the best IMO), warming drawer, dual sinks, and more.

Oh and there is a separate covered bar near the pool!
From the stunning primary bath — featuring a massive walk-through shower and a deep soaking tub at the center of the room — to the amazing closets (as expected in a custom-built home), every detail shines. White oak hardwood floors run throughout, complemented by a super-sized laundry room with a sink, beautiful built-ins, and thoughtful touches in every square inch. This home is truly plug-and-play.

I always say your best buy is a custom-built home from the FIRST buyer, not the second. Kind of like the First Wives Club!
