What could be better than a beautifully updated historic Hollywood Heights Storybook Tudor? Well, it’s summer, so one with a pool is at the top of my list. We all know, when you buy a house, you don’t just buy a property — you buy into a neighborhood. I can tell you firsthand that it’s quite the neighborhood, as I’ve lived here for over 30 years and couldn’t imagine living anywhere else.

So, while you will see a predominance of stone-embellished Tudors, there are also Craftsman, Spanish, and French Eclectic styles, as well as Monterey, Minimal Traditional, and the only two Pueblo Revivals in Dallas. The first sale was in June 1924, so the neighborhood is now 101 years old. 

In the 1980s, homeowners came together to request conservation district status, which was granted in 1989. This designation serves to protect the neighborhood’s history, charm, and small-town feel. Thanks to that status, you will never see a big white modern box going up next to your home here.

Yes, Hollywood Heights has an actual party street— and this home is on it! Ever since Liz Simmons moved into the neighborhood and onto this street years ago, she has become our unofficial social director, creating traditions we never knew we needed and now cannot do without. In other words, she is largely responsible for the tons of fun we have here. Newell Avenue hosts the annual Easter Parade and street party, which draws an enormous crowd. You are likely to see a flatbed full of gorillas tossing Mardi Gras beads, an almost life-sized dinosaur sailing past, and, of course, Ms. Simmons on her Easter Potty float. 

During the holidays, there will either be an absolutely over-the-top  Halloween or Christmas display at Simmons’ house, along with a neighborhood party. I promise you, you’ve never seen anything like these celebrations. There are also monthly social events and, of course, the annual home tour, one of the most talked about and well-attended in Dallas.

So, the message is, you want to move here! Now you have an excellent opportunity, as this 1929 Hollywood Heights Tudor, on a double lot, popped up on the market a few days ago. It has 1,699 square feet with three bedrooms and two bathrooms, and that double lot offers an absolutely gorgeous backyard.  Best of all, you can sit in your front yard and enjoy the regular neighborhood festivities.

But we know the backyard attractions are what you’ll find most appealing. With a huge deck overlooking the pool and spa, a firepit patio area, and plenty of room for the kids to kick around a ball, this is destined to be party central.

    You write the best copy ever about these Hollywood/Santa Monica homes! Makes me want to move there. Oops! Forgot, I already live in this hidden gem of a neighborhood since 1978.
