Centurion American Expands Its Gunter Footprint With 4,200-Home Platinum Ranch Development

Centurion American Development Group is doubling down on Gunter.

Farmers Branch-based developer and its CEO, Mehrdad Moayedi, have announced plans for Platinum Ranch, a nearly 2,000-acre master-planned community set to break ground in late 2025. The expansive development sits along the Grayson County Toll Road just west of Preston Road, positioning it squarely in what brokers call the next frontier of North Texas growth.

The deal was brokered by Rex Glendenning of Rex Real Estate, who also represented Centurion American in its 2022 purchase of the nearby 500-acre Taylor Ranch. Financing for Platinum Ranch was provided by UBank, Liberty Bankers, and Chambers Bank.

“Gunter is next in line for major developments along the Golden Corridor following both Preston Road and the Dallas North Tollway,” Glendenning said.

Platinum Ranch will be one of the largest master-planned communities in Grayson County, with plans for more than 4,200 single-family homes across several residential sections. Gunter ISD, which serves the area and has been steadily expanding to meet new growth, will operate future on-site campuses.

The plan also includes:

  • 29 acres of residential villas zoned for up to 290 units
  • 277 acres of mixed-use space, including retail and up to 3,000 multi-family units
  • 223 acres of green space, including lakes, parks, trails, and amenity centers

“While we spent two years planning the acquisition and development of Platinum Ranch, our commitment to Gunter and Grayson County goes back much further,” Moayedi said in a statement. “We’re proud to be part of the growth story in this community and to deliver something that aligns with the city’s vision.”

Centurion American has worked in Gunter before. In 2012, the company acquired and expanded The Bridges at Preston Crossings, a golf course community anchored by a Fred Couples-designed course.

The scale of Platinum Ranch signals another chapter in the growing Dallas-to-Gunter pipeline — a corridor that developers increasingly see as a continuation of the Prosper, Celina, and Gunter growth arc.

“This development will help set the template for continued quality growth along the Dallas North Tollway,” said Rex Real Estate agent Caleb Lavey, who was involved in the transaction.
