A St. Patrick’s Day Parade of Homes: See What Upper Greenville Has on Tap This Weekend

Share News:

“It’s just what you do in Dallas for St. Patrick’s Day.” So says the Greenville Avenue Area Business Association, the organization behind the annual Dallas St. Patrick’s Day Parade that brings tens of thousands of green-clad merry-makers to Upper Greenville each year. It’s just what you do.

While all those folks are out celebrating all things Irish this weekend, and are in the area anyway, we thought it would be interesting to see what’s for sale along the parade route. And what are the neighborhoods around Upper Greenville like anyway? The immediate area is mostly midcentury and younger apartments and condos, which makes sense, given that SMU is just across the highway, so it would have been a prime place to build student and faculty housing.

The parade route goes down Greenvile from Blackwell to SMU Blvd.

Much of that housing started as rental complexes and has since converted to owned condominiums, with the notable exception of the massive Village Dallas, which consists of 18 apartment communities surrounding a club on Southwestern Blvd.

I found a number of interesting condos for sale along the parade route — and goodness don’t let that worry you, it’s just one day! — and this really is a cool location whether you’re attached to SMU or not. It’s close to downtown, easy access to 75, tons of shopping, restaurants and nightlife, and you have pretty neighborhoods at comparatively affordable prices.

Here are three of the most interesting listings available now:

5609 SMU Boulevard #510, The Shelby

Built atop one of Carroll Shelby’s original garage’s (now a Twisted Root Burger Company), The Shelby Residences has 55 units featuring contemporary design with a touch of automotive flair. This top floor unit has two bedrooms and two baths and spans 1,158 square feet with downtown view from the primary, living room and balcony. The high-end kitchen and open living room are luxe yet with an urban loft feel with the bare brick accent wall. Jump on this one, if you’re in the market, as it won’t last.

Kathy Webster with Collin County Land Company has 5609 SMU Blvd. #510 listed for $435,000.

5825 E University Blvd. APT C

This adorable University Boulevard condo has been updated to the nines on the inside while retaining its 1964 charm on the outside. Its two-bedroom/two-bath floorplan is the perfect set up for roommates or a single person or couple with room for an office.

David Bush with David Bush Realtors has 5825 E University Blvd. APT C listed for $325,000.

5818 E University Blvd APT 215

Located in the 1962-built Williamsburg complex, this charming condo has the unique distinction of having been rebuilt in 2004, so in addition to having been fully updated on the inside, its bones are not as “historic” as the surrounding structure. While a bit smaller at 944 square feet, this 2 bedroom, 2 bath condo lives large with a stylish, open floorplan. Cool off in the recently remodeled pool, and, of course, enjoy ease of access to all Greenville has to offer.

Kyle Boehme with Compass Real Estate has 5818 E University Blvd #215 listed for $194,900.

After the parade, why not ditch the green beer and call a Realtor? One of these sweet pads would make an excellent home or investment property!
