Located just one block from the bustling Bishop Arts district, I got a sneak peek at Bishop Canopy recently. I must say it offers what everyone wants from a multi-family development: inspired design, character, personality, and, most importantly, a beautiful shared gathering space.

It’s a refreshing change from the boring developments sprouting up all over Dallas, but we should not be surprised considering the developer. Exxir CEO Michael Nazerian and I had a chat recently, and it’s clear the company is bringing something new to the table.

“I felt it sad that a lot of people were living their daily lives in bland boxes,” Nazerian said. “Everything was some sort of PVC, and all multi-family at scale are being built the same way. So, we thought, how can we bring personality and a real sense of place to multi-family living? How can we make it authentic and inspired?”

Well, location is everything in the real estate world, and Exxir scored big in securing almost 17 acres in and around Bishop Arts. They are here to stay and here to make an extraordinary impact that benefits the community. They also have an office in the neighborhood, so they understand it on a level that no outside developer possibly can. One of their overarching goals is to help the neighborhood grow and revitalize, and they’ve made a large impact already with Bishop North, Bishop Treehaus, Bishop North, and Bishop Flats I and II.

“Neighborhoods are like old-growth forests, rich with culture and feeling,” Nazerian said. “I knew I wanted to work with something that already had an established feel.”

Building something different in the multi-family arena is not easy, and creativity is a requirement because you have constraints in multi-family. You need to hit a reasonable rent, so the material selection and how it’s used is critical. “It’s a challenging balance,” Nazerian said. “You are working off the existing historic architecture and responding to the general built environment.” 

If you’ve been to Bishop Arts, you know the neighborhood is not only filled with history but also artistic and eclectic. So, the unexpected is welcomed.

We Believe in the Magic of Place

The Bishop Canopy development is a testament to Exxir’s creativity and unique design inspiration, drawing from a French Moroccan hybrid design inspired by Yves St. Laurent and his love of Morocco. The Moorish influences, a part of Nazerian’s vernacular from his upbringing in a mission-style 1880s house, are evident from the moment you step into the Moroccan-tiled blue courtyard. It’s a unique experience that makes you feel you’ve been transported to a resort hotel in Marrakech.

The reason the project is called Bishop Canopy is because Nazerian insisted on keeping the two 70-year-old irreplaceable live oak trees, which are the heart of the development. The courtyard area is a true gathering space with hanging basket chairs, a plant nursery, outdoor kitchens, and firepits. The exact inspiration for the courtyard is the City of Chefchaouen in the Rif Mountains of Morocco, known as the Blue City, famous for its striking blue buildings. The Bishop Canopy courtyard’s blue tile is all handmade and designed by Exxir Design Studio.

When I entered this magical courtyard, people were lounging in the hanging basket chairs and gathered in intimate crescent-shaped banquettes while musicians played under one of the giant live oaks. Of course, it was a party, but you can immediately see this attractive atmosphere is going to draw residents into the communal area. If it’s raining, no worries, there is a gracious lobby and a beautiful sunken conversation pit just off the courtyard with the most comfortable co-working spaces just beyond it.

The jaw-dropper, however, is the graphic Pink Courtyard with its hidden pool. Inspired by the Riads of Marrakesh, it defines resort-level living. Of course, there is a dedicated concierge, an on-site security team, resident events, and a half-acre dog park nearby. 

Touring Bishop Canopy is a treat because Exxir has invited local designers, including talented teams at George Bass Stage & Design and the Houss on Bishop, owned by Cody Ellison and Ken Valencia. You can gain inspiration and truly understand the lifestyle Bishop Canopy offers.
