Seldom do you find a luxury spec home that looks like it was designed for a sophisticated custom client. But that’s exactly what Hayes Signature Homes has recently completed in Preston Hollow.

As I was considering what to bring you today, the price obviously caught my eye, but as I scrolled through photos, it struck me that this luxury spec home also tells a story about our city’s resilience.

It was only five years ago when an EF-3 tornado hit Dallas, causing over $2 billion in property damage. But just as the phoenix of Greek mythology, Preston Hollow rose from the devastation, renewed, bigger, better than ever, and still the place everyone wants to live.

Mark Hayes began Hayes Signature Homes in 2011. His wife, Meridith, was a lawyer working in real estate development, acquisitions, and complex transactions with schools and municipalities. In 2015, Meridith decided to join Mark and learned the ropes of home building for a few years. With her legal background and intimate knowledge of building, getting a real estate license was the obvious next step. Sometimes, the stars align, and she gets to sell one of her husband’s luxury spec homes.

Remember, the price caught my eye first. At $11.99 million, I assumed it was a custom build. When Meridith told me it was a luxury spec, I was curious about the thought process behind that kind of number for a home that did not have a customer footing the bill.

Staging by Center Staged Co.

“We were able to buy the lot when the tornado happened,” Meridith said. “There is a limited amount of land off of Straight Lane, so we think there is value in good architecture and high-end homes here. Many luxury buyers also don’t want to go through a building process. It’s a large investment of time, and picking out all the surfaces and finishes can be overwhelming for buyers.”

Luckily Hayes Signature Homes partners with Justin Kettler of JT Design Eye to do the heavy lifting on finish-out.

I don’t often show off laundry rooms but this one is huge and can easily double as a catering area.

This 8,833-square-foot contemporary luxury spec home is on almost an acre, on a cul-de-sac that offers a great deal of privacy. Hayes Signature Homes has an in-house designer with exquisite taste. The home has a decidedly clean-lined, understated California vibe, with an abundance of natural stone and wood throughout. Of course, there are a couple of WOW-factor fireplaces and some truly extraordinary light fixtures.

Feedback at this price point is that people want first-floor living, and that is just what this luxury spec home delivers. Of the five bedrooms, the principal and a large guest suite are on the first floor.

If you keep up with luxury home building, you know the principal bath has gained even more importance. What I love about this one is in addition to the sauna there’s a coffee bar steps away, so you can turn on the steam shower, grab your latte, and sip while you steam. Lovely!

While Mark has built every style you can imagine for his clients, when he has the opportunity, like with this luxury spec home, he enjoys building contemporaries.

“It’s a little more challenging because it’s less forgiving,” he said.

But of course, you have to be cognizant of the look of the neighborhood and build what is appropriate for it. He’s hit the mark with this one. When builders are choosing to construct homes in this price range you know Preston Hollow is back in a big way.

Don’t worry. The pool tile will be in before you finish reading!

Meridith Hayes, who is now with Compass, has this exceptional luxury spec home at 4527 N. Lindhurst Ave. available for $11.999 million.
