Emerald Bay at Cedar Creek Lake Hits New Milestone as First Home Build Is Underway

When you drive into Emerald Bay at Cedar Creek Lake, the new gated lakeside community is still taking shape, but the buzz of possibility is evident. With streets, curbs, and infrastructure firmly in place, the community’s earliest buyers are now beginning to shift from the planning stages to actual stakes in the ground.

Comprised of 71 homesites, Emerald Bay spans 44 acres on the favorable deep end of Cedar Creek Lake, just over an hour outside of Dallas. It’s a stretch of shoreline that has drawn renewed attention in the past few years as buyers seek newer, thoughtfully planned lake communities with longevity built in.

Developers 821 Investments and managing partner David Craig of Craig International hosted a grand opening on Oct. 10, where Smith gave buyers the first opportunity to preview — and claim — available lots at Emerald Bay. Golf cart tours, food trucks, and even a tongue-in-cheek “Free Beer” tent set the tone for an open house that put buyers on the property, where they could walk the terrain, meet potential builders, and most importantly, see the lake views for themselves.

With preferred builders Amber DiLane Homes, CPE Custom Homes, and Keeter Custom Homes signed on, plus two more in the mix, momentum has been swift. Ten lots have already sold, with several additional contracts expected. 

One future resident snapped up a premium waterfront double lot, and construction is already underway with Ruffin Custom Builders. That early activity has helped other buyers visualize what finished homes may look like along the shoreline and interior streets.

The buzz isn’t surprising. When we first covered Emerald Bay, we noted several features that set it apart at Cedar Creek — starting with its value and scale.

Interior lots start at the $220,000s, while waterfront lots range from the mid-$300,000s to $650,000s. For comparison, lots on the other side of the lake start at $1 million.

Infrastructure is another highlight and one of Emerald Bay’s biggest differentiators. The community includes concrete streets with curb and gutter, underground utilities, public water and sewer, storm drainage — even golf-cart-friendly paths leading to the marina. It’s the kind of backbone you typically see in master-planned suburban neighborhoods, and not always in lake communities where older roads and patchwork infrastructure can limit what can be built.

The amenities are particularly appealing for everyday lake living: not just vacation vibes, but practical touches like a pool, pickleball and basketball courts, fire pits, playgrounds, and landscaped trails. Interior-lot owners can purchase slip rights for the marina, while waterfront owners have the ability to design and build their own docks, offering flexibility not permitted in all parts of the lake.

Cedar Creek Lake homes are a hot commodity for North Texas residents looking to buy or build a second home or even a primary residence within a commutable distance. There aren’t too many lakes nearby with buildable inventory, so Cedar Creek Lake stands out for its affordability and availability. Now, with homes moving into the construction phase, the vision for Emerald Bay at Cedar Creek Lake is becoming clearer.
