If I were illustrating a children’s storybook with the perfect home, it would look like this 1942 Casa Linda Estates cottage. When I scrolled through Realtor.com the other day, the lead photo for this home really made me want to see more, which should be a lesson for every seller. Make that first shot count!

There are several things I look for on Saturdays when we target price points between $600,000 and $899,000, which, as I’ve written about, has rapidly become the price range for first-time buyers in Dallas. To catch my attention, the home has to obviously be attractive. I prefer it to have character, which does not necessarily mean historic, but those do generally stand out to me. An interesting neighborhood that has some walkability is always important too. I do love a house with a story, but it’s not critical.

To round out my bingo card, I like a home to provide something extra for new buyers, and that is generally an additional dwelling unit, garage apartment, or back house. Why? Because if you have that additional space, you can offset your mortgage. When the first-time home buying price starts in the 600s, most of us need some help, and this is an absolutely brilliant way to get it.
