It’s a beautiful home in a great neighborhood. Why hasn’t it sold yet? If you’re thinking this home looks familiar, you’re right. We featured 9357 Creel Creek two months ago as our Highlight Home of the Week, sponsored by Lisa Peters with First Horizon, with every expectation that a home as cute as this one in Casa Linda would fly right off the market. So what’s up?

Listing agent Steve Atkinson with Dave Perry-Miller Real Estate said, “The market has changed. It’s not bad, but it’s a buyer’s market and listings are sitting longer than we’re used to, even in areas that are typically more competitive.”

This isn’t headline news, of course: I didn’t just drop any bombshells on you. But it has been a period of adjustment that we’re still getting used to. I think this is especially true in areas like parts of East Dallas or North Dallas or Oak Cliff that tend to move quickly. There are just some neighborhoods that have more demand regardless of what the market is doing. And if the home is attractive and priced well, it will find a buyer.

This home would seem to have all the pieces in spades, but its new owner still hasn’t shown up. Is it the season? Potentially. Most Realtors will tell you summer is a strange beast from a sales perspective, and that this summer has been one for the books.

“I don’t know what to expect this summer from day to day,” said agent Mikey Abrams to me the other day at an open house. “I wake up, talk to my client and say, “OK, I guess that’s what we’re doing today.”

So what you’ll see this summer is creative marketing and price improvements. In fact, 9357 Creel Creek just came down $30,000, and is priced very competitively for the neighborhood.

It’s a cute as a button 1965 ranch-style home with Midcentury Modern vibes galore. It’s been redone to perfection, and it has a sublime backyard and pool that backs to a greenbelt. I want to have a party there. So. Much.

When I spoke with Atkinson about the home, I asked if I could talk to the designer because I think the design stands out so much. It turns out the owner did it all herself. She was in love with the home and has a flair for design. This can be such an advantage because an owner really knows how the space lives and will design for form and function. Atkinson remarked that the kitchen in particular has this quality, with seamless, beautiful design, and effortless functionality.

Also unique to this home is the upstairs flex space. It’s a huge room that can work as a third living room, a game room, an office, or even a bedroom, as it has a full bathroom.

“The home just works so well for entertaining, which they’ve done a lot of,” Atkinson said. “And at the same time it’s thoughtfully laid out for daily living.”

But the wow moment has to be the outdoors — starting with the central courtyard and finishing with the massive tiered patio and pool. It’s just so private and peaceful and green! Somebody has to scoop this beauty up in time for a Labor Day bash!

    the interior is stunning but that exterior looks like they just stuck some wood siding on a 60’s ranch to “update” it. That stuff is slapped on apartment complexes and will not age gracefully

      I have to disagree on the exterior. You may not be able to tell from the picture but the update has been done extremely well and is beautiful. It’s Brazilian Ipe which is practically maintenance-free, sustainable, and ages very well. Not the same at all as what apartments or even some flippers will do to “slap lipstick on a pig,” as it were, to try to update the appearance of a home unsuccessfully. This was done thoughtfully and well.

    Cut the price. The market will dictate what it’s worth, not the seller. If it hasn’t gone pending, at asking price after a couple weeks it’s priced too high. That’s the market telling you it’s priced too high. Again, cut the price and it will sell.
