Pick Your Cottage, Pick Your Price!

There are a lot of cute homes on the market right now, especially in East Dallas. It was impossible to pick just one this week, so I’m showcasing three at different price points.
All of them were built before 1950 (historic homes are extremely well constructed) and beautifully updated. They are also in close proximity to one another, which means you can arrange to see all of them at the same time!
Finding homes under $900,000 is becoming more challenging for buyers, so on Saturdays, I strive to keep our search between $600,000 and $899,000. I always try to find move-in-ready houses for you in great neighborhoods, and today we have a home run of charming and updated cottages.
Lower Greenville Cottage: $650,000

Our first cottage is in the Lower Greenville neighborhood. It was built in 1945 with 1,300 square feet, three bedrooms, and two bathrooms. It’s been completely updated with a kitchen wrapped in Calacatta marble and with Miele stainless steel appliances. It’s given me inspiration for my own, which is still stuck in 1990! The principal bathroom is also wrapped in marble and is just as dreamy.

We Texans spend a lot of time outdoors when we can, so it’s nice to see that this Kenwood cottage has a sizable backyard and a just-right-for-entertaining deck.

If you have children, the cottage is zoned for Mockingbird Elementary, which is not only a Blue Ribbon School but also home to the Dallas Regional Day School for the Deaf. Hearing-impaired children in Kindergarten through fifth grade come from all areas of Dallas and its surrounding communities to Mockingbird Elementary.
No kids, or at least not yet? No worries! You are within walking distance of great restaurants and excellent entertainment at The Granada and Sundown at Granada. The neighborhood features two churches, a fitness center, and a gas station, and you can walk to the train at Mockingbird Station in 15 minutes or drive there in 4 minutes.
Jackson Terrace Cottage: $750,000

Jackson Terrace is also zoned for Mockingbird Elementary, and this 1,400-square-foot, three-bedroom, two-bathroom cottage is picture-perfect.
It had my attention from the curb with the sweet blue shutters on the front door and of course, everyone’s favorite, a porch swing! Once inside, you can see the updates made in 2022 only enhanced the 1940s charm. Built-in bookcases flank the original fireplace in the living room, and the dining room features original charming corner cabinets.
The kitchen remodel is absolute perfection with a quartz backsplash and shaker-style cabinetry. All of the appliances come with the property, so talk about a score! The backyard has a great deck and plenty of grassy area for the kids to play.

Compass realtor Amy Sack has this Jackson Terrace cottage at 6003 Ellsworth Ave. available for $750,000. And you can see it today from 1-3 p.m.
The Classic Craftsman: $825,000

It’s hard to beat the appeal of a Craftsman cottage. This 1930s beauty has 1,732 square feet with three bedrooms and two bathrooms. It’s zoned for Geneva Heights Elementary, which just underwent a massive expansion.

Craftsman cottages are the definition of charm, and this one hits all the right notes. The updates adhere to the era (which I always appreciate). There is Classic Craftsman detailing with features like glass-fronted built-in bookcase room dividers and a built-in breakfast banquette.
Even the bathroom is period-perfect. There are stained glass panels in the principal bedroom windows that match an enormous one in the principal bathroom over the bathtub.

It seems everyone goes the extra mile when it comes to backyards, and this Craftsman cottage is keeping that bar high. There is a low-maintenance 480-square-foot Trex deck with built-in planters and built-in seating, just perfect for outdoor dining and entertaining.

Briggs Freeman Sotheby’s Lauren Von Rosenberg has 6258 Lakeshore Dr. available for $825,000. There is an open house on Sunday, July 13, from 2-4 p.m.

So, there you have it. Three cottages at three different price points, and they’re so close together you only need an hour to see them all!
