The Perfect Lower Greenville Cottage
Share News:

Lower Greenville is legendary in Dallas.
When the Granada Theater opened in 1945, it served as an anchor for what would become a vibrant entertainment scene that has never stopped. The infamous St. Patrick’s Day parade was even held on this stretch of road from 1979 to 1987. It’s always been where you go to have a good time, and being able to walk here from your own home is an enormous bonus.
So today, we’ve found you the perfect Lower Greenville cottage with a pool!

This 1924 charmer has that welcoming wraparound front porch you know decades of visitors have relaxed on while enjoying a sweet tea and some great neighborhood gossip.
And if you’ve ever doubted the power of white paint, have a look at the transition photos. There are some great lessons in updating a historic home’s facade here by simply removing the rails, changing the front door, and painting the shutters black.

This sweet 1,198-square-foot, three-bedroom, two-bath Lower Greenville cottage has been completely updated on the inside. The color scheme of black and white continues with bold black kitchen cabinets and black tile floors in the bathrooms.

But the real deal sealer, especially in Texas as we head into summer, is the gorgeous turfed backyard with a pool. Having detached unfinished quarters with electricity is another bonus.

With a Walk Score of 80, this home offers unparalleled convenience. You can easily stroll to live music events at the historic Granada Theater, enjoy a fireball sandwich at Corner Market, and explore unique finds at Favor the Kind.

Lower Greenville the neighborhood, just to be clear, is not the M Streets, nor is it Greenland Hills.
It is a separate but equally charming little area bounded by Mockingbird Lane to the north, Skillman Street to the east, Greenville Avenue to the west, and Ross Avenue to the south. However, if you are a stickler for detail, south of Belmont is popularly known as Lowest Greenville.
Our little cottage is in a section known as Greenville Crest. There’s a neighborhood association, a newsletter, and a Facebook page, so you are never lacking information about what’s happening in the area.

One of the coolest things the neighborhood is working on right now is the installation of murals on the pony walls (walls you can sit on) that line the area between the sidewalks and landscaping throughout much of the commercial area from Belmont to Ross Avenue.
It’s hard to beat a completely updated historic home with a pool so close to all the action of Lower Greenville!
Southern Trust Realty’s Sammy Lynch has this Lower Greenville cottage at 5709 Monticello Ave. available for $775,000.
