As the Dallas Builders Association service area continues to experience rapid growth and demand for housing, national policies impacting the housing industry can significantly influence how our cities tackle affordability, development, and urban expansion. Newly-elected, for the second time, President Donald Trump’s proposed housing policies aim to address the housing affordability crisis, streamline regulations, and encourage home ownership.
Easing Barriers for Affordable Housing
One of the central themes of President Trump’s housing agenda is increasing the availability of affordable housing by reducing regulatory barriers. Excessive zoning laws, lengthy permitting processes, and high-impact fees have long been obstacles for developers in our area. The administration’s focus on deregulation could benefit Dallas area builders, allowing them to deliver more affordable housing options at a faster pace.
This is particularly critical for the Dallas area, where a growing population and increased demand for homes have driven prices upward, leaving many first-time buyers and renters struggling to find attainable housing. Reducing regulatory red tape could also incentivize developers to invest in underdeveloped areas, sparking revitalization and economic growth in neighborhoods that need it most.
Tax Incentives to Encourage Homeownership
“Expanding programs like the First-Time Homebuyer Tax Credit or increasing funding for down payment assistance programs could help more Dallas area residents achieve the dream of homeownership,” said Kelly Hoodwin, President of the Dallas Builders Association. “For millennials, the largest group of homebuyers today, these programs could offer the financial boost needed to transition from renting to owning.”
Construction Labor Shortages
One of the most pressing issues facing the housing industry in the Dallas area is the shortage of skilled labor. President Trump’s focus on workforce development initiatives, including expanding vocational training programs, could help fill the labor gap that has slowed construction timelines and driven up costs for builders. With more trained workers entering the trades, builders could deliver housing more efficiently and at a lower cost, helping to meet demand.
Members of the Dallas Builders Association commend President Trump for acting on day one to make housing a national priority by issuing an executive order that seeks to lower the cost and increase the supply of housing. The National Association of Home Builders has released a 10-point housing plan to remove the barriers to increasing the nation’s housing supply.
