White Bluff on Lake Whitney: Best-Kept Secret in Resort Living, Realtor Resident Gary Wallace Says

The Texas dream is predicated on enjoying the best things real estate has to offer but at generally affordable prices. Literally hundreds are moving to North Texas: 418 a day, according to recent census reports. Both out-of-state transplants and life-long residents of DFW cities seek homes in communities where peace and quiet reign, with culture and amenities within easy access. And they would like it to be affordable.
White Bluff Resort on Lake Whitney has long been one of North Texas’ best-kept real estate secrets: a beautiful place to live and enjoy some of the best things life has to offer at modest prices. Why has it NOT been buzzing on the real estate radar?
“We wanted to keep it the best-kept secret in Texas,” says Realtor Gary Wallace with Lake Homes Realty. “But the secret is now out.”
Gary, now known as Mr. White Bluff, and his wife would love nothing more than to have you as neighbors in White Bluff.
“Too many buyers I’ve met in the last few years have never heard of White Bluff and the amazing quality of life it has to offer,” says Wallace. “It’s only an hour and a half to the best of DFW, but it’s an absolute paradise back home.”
In fact, that short distance from the Dallas-Fort Worth area was such a selling point to Gary and his wife Kathie, they moved to White Bluff from Fort Worth in 2021. Proximity was paramount: they have two sons and a granddaughter who live in DFW.
After spending more than two decades building new homes in the Denton and Fort Worth area, they purchased a home in White Bluff in 2021. Gary and Kathie love their modern new White Bluff home and the small-town atmosphere in nearby Whitney.
Living Year Round in a Resort Community
Lake Whitney Resort, located 20 minutes west of Hillsboro, is centrally located halfway between the DFW Metroplex and Austin.
White Bluff is a planned, gated 24/7 residential community with beautiful custom-built homes, residential lots, and plenty of amenities sitting on a whopping 3,450 acres of wooded, hilly land.
Unlike many land-locked relaxed communities, White Bluff enjoys four miles of shoreline on Lake Whitney. Sixty-two miles of road meander through gently rolling terrain with plenty of lush trees for a large wildlife population to call home and room for biking, hiking, or horseback riding.
Grazing deer and wild turkeys are common sights.
“It is not uncommon for us to spot a deer or two while grilling a steak,” says Gary. “The grandchildren are totally enamored.”
The resort offers tremendous value with building sites that include access to a large Marina, condos, and log cabins.
If you don’t feel like cooking, the St. Andrews-inspired Mulligan’s Restaurant is great dining, an experience within itself.
Other generous amenities include four swimming pools, tennis, and pickleball courts, meeting facilities for the work-from-home crowd, and even a “corner bar” known as The Lighthouse Pub & Deck.
Lodging at White Bluff offers a choice between a newly renovated inn, four beautiful condominium units, and three charming, two-story log cabins.
Four-Star Rated Golf
Nestled on magnificent white limestone bluffs overlooking Lake Whitney are two courses with four-star ratings from “Golf Digest.” The Old Course and The New Course offer dramatically different challenging, but enjoyable, rounds of golf. Beginners or golf pro, White Bluff golfing offers a wide range of golfing.
In January 2022, the New Course and Old Course were recognized as the No. 1 and No. 2 public courses in the state of Texas by the annual “Golfers’ Choice” list generated by GolfPass. The New Course was additionally ranked No. 29 of the top 50 in the nation by GolfPass.

In his free time, Gary enjoys playing golf and driving a recreational vehicle up and down the hills.
Brand New Luxury Homes Under $500K
In the past year, 31 homes have been built in White Bluff at an average cost of $466,000.
“Due to lower land costs here, home costs are below other lakes around the Metroplex,” Gary said. “You get more home, higher quality, without breaking your retirement or savings.”
While the community is gaining popularity with Boomers and early retirees, young families are buying homes at White Bluff as weekend vacation homes.
“If you want a house near a lake, with golf and the convenience of a resort club, why move anywhere else?’ Says Wallace.
“Heck, even if you don’t like golf, the lake itself is quite the draw, as are many other reasons to live in White Bluff.”
Gary Wallace ticks off the list:
- Quiet community with a slow pace.
- Abundant unimproved property is available with a wide range of sales price.
- A 24/7 gate community with security.
- Amenities – Along with golf are tennis, a marina, a restaurant, lodging, and a convenience store.
- Low Property Owners Association dues — both lot and home are $2,200 per year.
- Great place to work from home — Internet connection is top-notch.
As for home styles, look for traditional styles with 60% brick or more in the construction. The typical size is between 1,800 to 2,600 square feet. Homes may also be customized.
“I have nine new construction homes coming onto the market over the next four months,” says Gary. “Each one is loaded with beautiful design and luxurious amenities”

Thanks Gary. Watch your youtube channel and like your homes you build. I wish the homes had more storage for boats built on their property. Most simply have the 2 car garage when in reality, families have 3 cars or a boat. The Marina is always full with no slip vacancies and I wonder how much the HOA charges are up to today. A lot of nice city amenities in White Bluff, but a few untapped concepts uncovered.
