We don’t just buy a house. We buy a neighborhood. When you think about what makes a home desirable, it’s almost always the neighborhood. This Winnetka Heights Craftsman is the perfect example.

This is a historic home that has been beautifully updated without stripping out character, which is a huge advantage. It’s also located in one of the most charming neighborhoods in Dallas. It’s also not a million bucks. Win, win, win.

Stepping Back in Time in Winnetka Heights

When you enter Winnetka Heights, it’s like stepping back in time. It’s one of the most intact early 20th-century neighborhoods in Oak Cliff, with one of the largest collections of Prairie-style and American Four-Square homes. In 1981, it became the sixth and second-largest historic district in Dallas.

That historic district status is what makes this neighborhood stand out. A historic designation means a cohesive look, which is incredibly appealing to many buyers.

Dave Perry-Miller Real Estate listing agent Bart Thrasher has lived in Winnetka Heights for 13 years.

“I actually grew up in Oak Cliff,” Thrasher said. “I worked in my dad’s print shop for years, and we’d drive down Hampton, turn right on Jefferson, and cut through Winnetka Heights. I always thought, one day, this is where I’ll live. This neighborhood is the epitome of historic preservation in action. It’s such a great group of people that all have a passion for old homes and there is a real front porch community here. I absolutely love it.”

Selling this 1923 Winnetka Heights Craftsman is bittersweet for Thrasher. When he’s not selling real estate, he plays guitar with the Rosemont Kings. Thrasher’s bass player, Robbie Good, lives here with his wife, Stephanie, and their two kids. But as we all know, jobs dictate moves, and after 14 years, the Goods are hiking across town to keep commuting time to a minimum.

When the Goods purchased their 2,024-square-foot, four-bedroom, three-bathroom Winnetka Heights Craftsman, it had already been remodeled. They replaced the HVAC and redid the roof in 2015. In 2020, they had the foundation leveled and added the all-important wet bar.

“Robbie has become an incredible mixologist,” Thrasher said.

Because the Goods were not planning a move until recently, they rebuilt the garage in 2022 and created a climate-controlled flexible space on one side. Right now, it’s where the kids play video games and have sleepovers, but you can truly let your imagination run wild here. It would be a great home office, girl cave, teen retreat, or even a recording studio!

The only thing that fell short when the Goods moved in was the backyard. There was a lot of concrete. Fortunately, Stephanie has a real eye for landscaping.

I had to ask because the name Good rang a big bell, and my guess was correct. Robbie’s dad is Larry Good, Chairman of Good Fulton & Farrell. You can’t get better design help, so you can see why this backyard is such a paradise.

“It’s a great house and a magical neighborhood,” Thrasher said. “People sit out on their porches and invite you up for a glass of wine. Cenzo’s Pizza and Deli opened recently at the end of the street, so you can walk down, have an incredible meal, and know everyone there!”
