This Might Be Your Only Chance to Buy an Almost Brand New Home in Stevens Park Estates

Guess how old this Stevens Park Estates home is?

People who live in Conservation Districts or Historic Districts know the struggle of making sure your updates or upgrades are “conforming.” When you buy a historic home in a neighborhood that has those kinds of rules, oftentimes it feels as if you need permission to touch up the paint. Stevens Park Estates is no exception.

While it’s one of the most sought-after neighborhoods in North Oak Cliff, Stevens Park Estates has a character of its own thanks to the fabulous Tudor cottages and revival architecture throughout the area. It’s certainly desirable, with many homes going for $1 million or more. But what if you could have all of the benefits of living in a Conservation District without having to actually live in an older home?

This week’s Highlight Home of The Week sponsored by Senior Loan Officer Lisa Peters of First Horizon is the perfect opportunity to buy into the character and personality of a historic district without having to live in an older home.

“The home was built by Coats Homes in 2021 on an empty lot in Stevens Park Estates in Kessler Park,” said the sellers, who have hired Compass Real Estate listing agent Brady Moore. “Given that Stevens Park Estates is a Conservation District within the City of Dallas, we built this home with great attention to the conservation district’s guidelines.”

The sellers wanted the home to blend seamlessly with the existing architecture in the neighborhood, and they absolutely accomplished that goal.

With four bedrooms, four full and one-half baths, and a floor plan that lives easy, this home has everything today’s buyer wants. Coats Homes is known for its subtle luxury and elegant design, which is reflected in the formal dining room just off the foyer. Down the hall is a great room where the kitchen, dining, and living room connect. There’s a flex space above the garage that accommodates a home gym and an office, but could easily be a playroom or a second living room.

However, we are obsessed with the primary suite, which should be an illustration in a guidebook on how to plan a space efficiently.

“The master bedroom, bathroom, and closet connect to form a seamlessly fluid living space,” the sellers told CandysDirt.com. “While looking out over the home’s great backyard, it can make you feel like you’re in the trees.”

Speaking of trees, Stevens Park Estates is full of them. The neighborhood park is directly across from Moore’s listing, but that’s not the only green space nearby.

“Just a block away is the Stevens Park Golf Course that runs through the neighborhood and also has some walking trails along the creek,” Moore said. “All this greenery and open space is just minutes from downtown Dallas and the Bishop Arts District!”

Compass Real Estate’s Brady Moore has listed 2005 Lauraette Dr. in Stevens Park Estates for $1.85 million.

I used to live across the street from the house that was demolished to make room for this house. It is a vast improvement to the neighborhood and the house, while across the street from the little park, is still in a quiet spot.
